We are based in Rapid City, South Dakota, and are here for the long haul. We are looking for the best Contracts Administrator/Investments Manager in the area to join our team. We offer immediate growth and training potential for workers dedicated to their craft. We are seeking a highly organized and detail-oriented Contract Administrator / Investment Manager to support our construction operations and real estate investment portfolio. This position is responsible for managing the contract and bidding process for construction projects while also overseeing the financial, administrative, and operational management of investment properties and business entities. The ideal candidate will possess strong organizational, communication, financial management, and problem-solving skills and thrive in a fast-paced environment with multiple priorities. Contract Administrator Creating, drafting, modifying and submitting bid proposals Prepare complete bid packages in accordance with project requirements. Coordinate bid submission materials, including bid bonds, certificates of insurance, and supporting documentation. Draft, review, and administer construction contracts, subcontracts and purchase orders. Maintain contract files and ensure compliance with contractual requirements. Input and manage job-related information for Project Managers, Superintendents, and office staff. Collaborate with project teams to address contract issues and ensure compliance throughout project execution. Assist with obtaining required project documentation, permits, and approvals. Investment Manager Job Description/Responsibilities Show property, explain terms of contract, provide information about the facility to prospective tenants Develop and implement annual operating budgets and sales goals to include advertising and marketing plans, pricing and promotions Drive revenue and profitability growth by maximizing occupancy and operating efficiencies Conduct regular inspections that include financial, property, site, delinquency and lock inspections Phone Calls - Including but not limited to delinquency phone calls and rental inquiries Setting and maintaining budgets Record all bills, write all checks for all entities Reconcile bank statements and credit card statements monthly Print, review and deliver to owners monthly P&L statements Record all deposits for incoming revenue Record and copy CPA on all depreciable assets Work closely with all owners on special projects Additional Responsibilities Maintain organized records, files, and project documentation. Manage general office and administrative functions. Coordinate communications with owners, clients, subcontractors, suppliers, tenants, and staff. Run occasional business-related errands as needed. Assist with recruiting and employment advertisements when necessary. Coordinate and process some annual and quarterly license and registration renewals to maintain regulatory compliance. Perform other duties as assigned. Qualifications Strong organizational and time management skills. Excellent verbal and written communication abilities. Ability to manage multiple projects and deadlines simultaneously. Proficiency in Microsoft Office Suite, including Excel, Word, and Outlook. Experience reviewing contracts, bids, budgets, and financial reports preferred. Knowledge of construction administration, property management, bookkeeping, or accounting is preferred. Ability to work independently and as part of a team. Professional and customer-focused demeanor. Ability to lift up to 40 pounds occasionally.
