REAL New York REAL New York is a full-service residential real estate brokerage serving clients across Manhattan, Queens, and Brooklyn. We collaborate with landlords and developers on a diverse range of properties, from walk-up buildings and conversion projects to luxury new developments. Our mission is to raise the bar in landlord representation and new development strategy. We are seeking a New Development Manager to lead projects from early planning through full lease-up. This role partners closely with developers during pre-development, ensuring seamless execution into marketing and driving successful absorption. The Manager will serve as the strategic lead and cross-functional connector across development, marketing, operations, and leasing. This is a highly client-facing role that requires regular collaboration with developers, landlords, ownership teams, and internal departments to successfully move projects from planning through launch and full lease-up. The ideal candidate is an exceptional communicator who can build trusted relationships, manage multiple stakeholders, and keep complex projects moving forward. Key Responsibilities Pre-Development Strategy & Advisory Serve as the primary point of contact for developers, landlords, and ownership teams throughout the project lifecycle. Advise on unit mix, layouts, finishes, and amenity programming to strategically position assets for optimal performance and long-term tenancy. Conduct site walkthroughs, assess readiness, and build delivery timelines through launch. Perform market research and pricing analysis. Manage ongoing communication with developers, landlords, and ownership teams regarding project timelines, deliverables, pricing strategy, launch readiness, leasing performance, and next steps. Marketing & Launch Strategy Partner with the Director of Marketing to develop branding, creative, launch strategy, broker outreach and strategic partnerships. Create agent-facing resources and project reference materials. Oversee leasing office setup, building policies, fee structures, and application workflows. Leasing Leadership & Performance Develop staffing plans in partnership with the People Team; recruit and retain high-performing leasing agents. Lead, mentor, and manage on-site leasing teams to ensure service excellence and strong leasing velocity. Drive weekly and monthly absorption targets with on-site teams. Lead weekly reporting on lead quality, response time, and leasing performance metrics. Optimize conversion funnels, templates, and CRM nurturing campaigns. Implement unit-level pricing strategies based on line, floor, and view premiums aligned with absorption goals. Monitor market comps and adjust concessions and marketing spend accordingly. Ensure compliance with all NYS, NYC, and federal regulations. Business Development Support Support pitch preparation through research, financial modeling, and presentation development. Participate in pitch meetings and follow-up strategy. Manage project offboarding, reporting, and case study development. Qualifications 8+ years of real estate experience, including 5+ years in new development leasing. Deep expertise in projected rents, layout optimization, amenity programming, and asset positioning. Strong project management and organizational skills. Comprehensive understanding of NYC market trends and value drivers. Ability to provide strategic insight from project inception through successful lease up.
