Job Description
- Single-family residences
- One fourplex apartment building
- Multiple industrial/commercial properties Key Responsibilities Landscape & Grounds Management
- Oversee and coordinate all gardeners and landscape contractors across properties
- Ensure consistent landscaping quality and appearance at all locations
- Perform hands-on groundskeeping as needed, including planting, pruning, fertilizing, mulching, and seasonal maintenance
- Monitor plant health, diagnose issues, and apply appropriate fertilizers, soil amendments, and treatments
- Plan and execute seasonal landscape improvements and clean-ups Irrigation & Water Management
- Inspect, maintain, and repair irrigation systems (timers, valves, drip systems, sprinklers)
- Adjust irrigation schedules based on weather, plant needs, and water regulations
- Identify and repair leaks, inefficient zones, or malfunctioning components
- Promote efficient water use and compliance with local water restrictions
- Exterior Maintenance & Handyman Work
- Power-wash patios, walkways, driveways, and exterior common areas
- Perform minor repairs and general handyman work related to exterior maintenance
- Monitor property conditions and address issues proactively before escalation
- Maintain fences, gates, exterior lighting, and hardscape areas Supervision & Oversight
- Direct and supervise gardeners and outside vendors
- Ensure work is completed properly, on schedule, and to expected standards
- Conduct routine property walkthroughs and inspections
- Maintain maintenance records, schedules, and basic reporting
- Communicate regularly with ownership regarding property conditions, repairs, and recommendations Qualifications
- Strong background in horticulture, landscape management, or grounds maintenance
- Solid working knowledge of irrigation systems, fertilizers, soil health, and plant care
- Experience supervising gardeners or maintenance staff
- General maintenance and handyman skillset
- Self-motivated, organized, and capable of managing multiple properties independently
- Valid California driver's license and clean driving record
- Ability to perform physical outdoor work and lift up to 50 lbs Compensation & Benefits
