City of West Haven - 3.8 West Haven, CT Job Details Full-time 1 day ago Qualifications Computer operation Outdoor work experience Driver's License Computer skills Construction experience Full Job Description The position of Facility Manager is a full-time position for the City of West Haven providing supervision of the custodial staff and overseeing building systems, maintenance and repair. The Manager troubleshoots building systems and components, oversees contractors working on City facilities, makes recommendations to the Director of Public Works and Chief of Staff concerning repair and replacement of equipment and serves as custodial/maintenance supervisor.
DUTIES AND RESPONSIBILITIES
Direct and supervise custodial/maintenance staff. Coordinate the operation, maintenance, and repai r of building systems, and components as directed. Prepare lists of maintenance materials for maintaining building systems. Perform regular inspections of facilities and equipment to ensure safety, proper operations and facility cleanliness. Assist the Public Works Director with preparation of budgets and 5-year Capitol Plans to properly prepare for and maximize financial resources. Prepare purchase orders and manage the department budget. Develop and implement preventative maintenance programs. Conduct work as required and licensed for. Develop and monitor yearly inventories of system supplies and equipment in central storage. Other duties as directed. Coordinates Bid Process for purchases related to property maintenance. Creates and maintains an inventory of all related assets.
KNOWLEDGE, SKILLS, AND ABILITIES
Knowledge/Abilities Possesses knowledge of operating/maintaining/repairing facilities, including but not limited to electrical distribution, security surveillance systems, heating and cooling systems, plumbing, carpentry and HVAC controls. Operates independently, prioritizing daily work. Operates for his/her and surrounding individuals' safety.
Skills - Ability to:
Work with individuals with various skills to promote excellent working relationships. Follow oral and written directions. Communicate with strong verbal and written skills. Supervise and evaluate staff. Ability to prioritize projects and needs. Ability to apprise the Chief Elected Officials of imminent critical issues. Use and teach, when necessary, shop fabrication skills and the use of hand and shop tools. Organize a warehouse. Read blueprints. Understands pricing for materials and labor for maintenance and construction jobs.
SUPERVISION GIVEN AND RECEIVED
Provides supervision to and evaluates custodians. Receives supervision and work requests from the Public Works Director and Mayor's Administration.
PHYSICAL REQUIREMENTS
The manager is required to climb, bend, stoop, pick-up and carry 75 pounds, as well as work at heights. The manager shall be capable of working on the exterior and the interior of buildings during all seasonal weather conditions. He/She shall have the capability of operating under pressure conditions. The manager shall be capable of passing a basic physical. The manager is required to disclose debilitating conditions that would prohibit or limit the candidate's ability to perform the work required.
DISTANCE REQUIREMENTS
The Manager may be no longer than 15 minutes from home to City Hall.
DRIVERS LICENSE
The Manager shall possess a minimum of a Connecticut standard driver's license. The Manager shall submit a waiver of personal driver's license search and be fingerprinted.
EDUCATION AND EXPERIENCE
A minimum of 10 years in the building or maintenance industry. Related trades license preferred. The Manager must have basic administrative and mechanical skills, and an understanding of how the construction trades operate. The qualified candidate must be computer knowledgeable. An understanding of West Haven buildings and/or government operations would be considered towards qualifications.
