Job Description

Manage the day-to-day operations and maintenance of facilities within assigned zone to maximize safe, efficient and cost-effective operations, and stakeholder satisfaction. Coordinate all construction, preventative or routine maintenance, and repairs with Facilities Management personnel and contractors. Ensures division goals and performance initiatives are met.
  • Manages and inspects facilities and systems within assigned zone to maximize safe, efficient and cost-effective operations and minimize unplanned repairs.
  • Creates annual and quarterly plans addressing needs of facilities; follows up on planned work.
  • Creates, implements, and maintains department operations, maintenance and repair and budgets; ensures compliance with budgetary constraints; monitors building maintenance budgets and expenditures; and forecasts and plans facility maintenance and improvements.
  • Plans, develops and prioritizes projects and weekly work plans; ensures that materials are available, projects are designed and planned, and monies are available.
  • Plans work/staff schedules; evaluates and monitors routine work and projects with regard to progress and costs.
  • Coordinates and monitors status of work orders; estimates, requests, and purchases materials and equipment within City rules; and estimates labor costs.
  • Maintains current knowledge in the field of facilities management/maintenance/security/building systems;
  • Represents the City and/or the division on committees and professional organization membership(s); and performs related duties as assigned.
  • Ensures compliance with applicable building and safety codes, hazardous waste disposal, OSHA, hazardous materials, etc.; complies with federal, state and local laws and regulations; follows all safety precautions/standards and City policies and procedures;
  • Monitors emergencies, including equipment breakdowns, malfunctions and alarm calls;
  • Oversees and supervises the quality of work of assigned field staff to ensure that all tasks are performed correctly, efficiently and effectively.
  • Manages and supervises contractors and vendors; verifies work completed for accuracy and compliance with contracts, policies and procedures.
  • Manages and reviews service contracts; evaluates contractors on performance
  • Contributes to a safe and working environment by participating in all drills and training and being prepared to take action should a health or safety emergency occur.
  • Other duties as assigned.
  • A Bachelor's degree in engineering, construction management, or related field;
  • Facility Manager Professional (FMP) certification is required upon twelve (12) months of hire.
  • Five years of related experience including two years of supervisory experience, or an equivalent combination of education and experience;
PHYSICAL REQUIREMENTS
  • Must have the use of sensory skills in order to effectively communicate and interact with other employees and the public through the use of the telephone and personal contact.
  • Physical capability to effectively use and operate various items of office related equipment, such as, but not limited to personal computer, calculator, copies, and fax machine.
  • This position will require significant walking, standing, bending, etc. Must have the physical ability to maneuver over construction sites and within buildings
  • Must be able to drive an automobile and perform on-site inspections at locations which may not be accessible to the physically handicapped.
