Maintenance Coordinator Full-Time |
Salisbury, MD & Surrounding Counties Schedule:
Monday-Thursday 36 hour, 4-
Day Work Week Salary Range:
$50,000-$65,000 annually Position Summary The Maintenance Coordinator is responsible for overseeing and coordinating all maintenance activities across assigned properties. This role ensures that building systems including HVAC, electrical, plumbing, and appliances are properly maintained, repaired, and operating efficiently. The coordinator manages purchase orders, work orders, vendor relationships, and inventory to support timely and cost-effective property operations. Key Responsibilities Maintenance Coordination Receive, prioritize, and assign maintenance requests (work orders). Coordinate repairs and preventive maintenance for: HVAC systems Electrical systems Plumbing systems Appliances and equipment Track progress and ensure timely completion of all work orders. Conduct routine property inspections to identify maintenance needs. Property Inspections and reporting Property Systems Knowledge Maintain working knowledge of all building components and systems. Troubleshoot basic issues and determine when to escalate to specialized vendors. Ensure compliance with safety standards and local building codes. Purchasing & Inventory Management Identify and procure necessary materials, tools, and equipment. Create and manage purchase orders (POs). Maintain inventory of maintenance supplies and parts. Monitor costs and work within budget guidelines. Vendor & Contractor Management Source, schedule, and coordinate third-party vendors and contractors. Obtain quotes and negotiate pricing when needed. Ensure vendor work meets quality and safety standards. Administrative Duties Maintain accurate records of: Work orders Purchase orders Maintenance logs Service contracts Fire Safety Plans for all Programs, Offices and Homes Prepare reports on maintenance activities and expenses. Use property management or CMMS software to track tasks and documentation. Communication Serve as the main point of contact between tenants, property management, and maintenance teams. Provide updates on maintenance status and timelines. Address tenant concerns related to maintenance issues. Qualifications High school diploma or equivalent (associate's or technical degree preferred). 2+ years of experience in property maintenance, facilities coordination, or a similar role. Working knowledge of HVAC, electrical, plumbing, and general building systems. Experience with purchase orders, work orders, and inventory management. Strong organizational and multitasking skills. Proficiency in property management or maintenance software is a plus. Excellent communication and problem-solving abilities.
