HOME FACILITIES MANAGER
Private Residence | Internal Home Systems & Facilities Position Overview The Home Facilities Manager is responsible for the day-to-day operation, maintenance, safety, and functionality of the interior of a private residence. This position oversees the home's internal systems, equipment, maintenance needs, repairs, service providers, preventive maintenance, and facility-related projects. The Home Facilities Manager serves as the primary point of coordination for anything related to the physical operation of the home. The ideal candidate is highly organized, proactive, discreet, mechanically knowledgeable, and comfortable managing multiple vendors, service providers, and maintenance priorities with minimal supervision. The individual should also be comfortable performing minor hands-on repairs and maintenance within the home.
PRIMARY RESPONSIBILITIES
Home Facilities & Operations Oversee the overall condition and functionality of the interior of the residence. Conduct regular inspections of the home and internal systems to identify maintenance needs or potential problems. Establish and maintain preventive maintenance schedules. Coordinate repairs, maintenance, replacements, and improvements throughout the home. Perform minor repairs and maintenance as appropriate, including basic electrical, carpentry, drywall, fixture, hardware, and other small-scale construction or home-repair tasks. Respond promptly to facility-related issues and emergencies. Maintain organized records of maintenance, repairs, warranties, service agreements, and equipment. Ensure the home remains safe, comfortable, functional, and properly maintained. Internal Home Systems Oversee the operation, maintenance, servicing, and repair of internal home systems and equipment, including: HVAC and climate-control systems Plumbing and water systems Electrical systems Backup power systems and generators Water treatment, filtration, and softening systems Fire detection and life-safety systems Security, surveillance, alarm, and access-control systems Home automation and technology systems Interior lighting systems Appliances and major household equipment Elevators or lifts, if applicable Water heaters and related equipment Other mechanical or specialty systems located within the residence The Home Facilities Manager is expected to perform basic troubleshooting and minor repairs within their knowledge and skill level and coordinate qualified licensed professionals when specialized work is required. Preventive Maintenance & Hands-On Repairs Develop and maintain a comprehensive preventive maintenance calendar. Track servicing and inspection requirements for all major home systems. Monitor the age and condition of equipment and identify potential failures before they occur. Perform minor electrical repairs and maintenance when appropriate and legally permitted. Perform small-scale construction, carpentry, drywall, painting, fixture installation, hardware replacement, and other general home repairs. Install, adjust, or replace basic fixtures, hardware, shelving, doors, locks, and other household components as needed. Maintain manufacturer information, warranties, manuals, and service records. Coordinate routine inspections and servicing by qualified professionals. Make recommendations regarding repair, replacement, or upgrading of aging systems. Vendors & Service Providers Serve as the primary point of contact for home-related contractors and service providers. Schedule and coordinate plumbers, electricians, HVAC technicians, appliance technicians, technology specialists, security companies, and other qualified professionals. Obtain estimates and proposals when appropriate. Coordinate vendor access to the residence while protecting the privacy and routine of the residents. Supervise work performed within the home. Confirm that work has been completed satisfactorily. Review invoices for accuracy and completion of services. Maintain professional relationships with trusted service providers. Home Projects & Improvements Coordinate interior home repairs, upgrades, replacements, and improvement projects. Personally complete small-scale projects when practical and within the individual's qualifications. Assist with planning and budgeting for larger projects. Coordinate contractors and schedules. Monitor progress and quality of work. Ensure projects are completed properly and with minimal disruption to the residents. Maintain documentation related to completed projects. Safety & Emergency Response Maintain a strong focus on the safety and functionality of the residence. The Home Facilities Manager will coordinate responses to issues including: Plumbing leaks or water intrusion HVAC failures Electrical problems Power outages Generator or backup-power issues Fire or life-safety system concerns Security or alarm-system issues Appliance or equipment failures Water-system problems Other unexpected home emergencies The Home Facilities Manager should remain calm under pressure, quickly assess the situation, perform appropriate immediate troubleshooting or repairs when possible, contact the appropriate professionals when necessary, and communicate significant issues to the designated family representative.
RESIDENT SERVICE & DISCRETION
Because the residence is the private home of an elderly couple, the Home Facilities Manager must demonstrate exceptional discretion, professionalism, patience, and respect for privacy.
The position requires:
Absolute confidentiality regarding the residents, family, home, schedules, visitors, and personal affairs. Respectful interaction with elderly residents and their household staff. Sensitivity to the residents' routines, comfort, privacy, and needs. A calm, service-oriented approach. Excellent judgment regarding confidential information and access to the home.
QUALIFICATIONS
Experience in facilities management, residential property management, building operations, home maintenance, construction, or a related field. Strong understanding of residential mechanical and building systems. Practical hands-on experience with basic electrical, carpentry, drywall, plumbing, construction, and general home repairs. Ability to safely perform minor repairs and maintenance and recognize when a repair requires a licensed or specialized professional. Ability to identify maintenance issues and coordinate appropriate solutions. Experience managing contractors and service providers. Excellent organizational and communication skills. Strong attention to detail and follow-through. Ability to work independently and take ownership of responsibilities. Professional demeanor and exceptional discretion. Valid driver's license. Ability to respond to occasional after-hours home emergencies as required.
PREFERRED QUALIFICATIONS
Experience managing facilities within a private residence or luxury home. Skilled trades, construction, maintenance, or building-systems experience. HVAC, electrical, plumbing, mechanical, carpentry, or general construction experience. Experience with home automation, security, and technology systems. Experience working with high-net-worth families or private residences. Strong vendor-management and budgeting experience.
