Salary Range:
$90,000•$100,000/year The Facilities Manager is responsible for performing routine and preventive maintenance checks, addressing daily operational issues, and ensuring the overall cleanliness, safety, and functionality of the properties. This role requires hands-on work in basic electrical, plumbing, HVAC, and general facility maintenance, as well as regular property inspections and coordination with vendors and contractors. The person selected for this role will be available for inspections, vendor meetings, and project oversight as needed, including on off hours and weekends. They should be qualified to organize and oversee construction work in the buildings and on the properties. Additionally, they will assist with maintaining and managing building access systems and perform all standard duties of building superintendents. Additional duties will include maintaining accurate records of maintenance activities, inspections, and repairs, and reporting to property managers. Sampling of what you will be doing: Coordinate all routine and emergency mechanical maintenance and repairs across building systems, including HVAC, plumbing, electrical, and elevators—scheduling preventive service contracts, dispatching vendors for urgent issues, and tracking work orders through to resolution. Inspect and maintain common areas, including replacing lights and repairing or replacing stained or damaged ceiling tiles. Monitor and maintain the functionality of common area restrooms. Inspect electrical and mechanical closets for safety, organization, and potential issues. Conduct property walks to identify any exterior building issues, landscape issues, parking lot lighting outages, potholes, and tripping hazards, etc. Check and maintain dumpster areas and corrals to ensure cleanliness and compliance with site standards. Respond to maintenance requests, including replacing light fixtures and bulbs, minor electrical troubleshooting, and repairs. Address plumbing issues, such as clogged toilets or leaking fixtures. Oversee and coordinate tenant fit-out and small construction projects, including scoping work, soliciting bids, managing contractors, monitoring timelines and budgets, and ensuring all work meets applicable building codes and safety standards. Perform HVAC seasonal switchovers (AC to heat and vice versa) and verify thermostat settings in vacant spaces. Organize inspections of roof systems, including drains, HVAC filters, and equipment areas. Adjust exterior lighting schedules to accommodate daylight savings time. Respond to emergency maintenance issues, including water leaks, power outages, or fire alarms. Secure affected areas and coordinate with contractors, roofers, or tenants as needed until the issue is resolved. Work cooperatively with first responders (Police and Fire Department) during building emergencies. Be available for inspections, vendor meetings, and project oversight as needed. Maintain accurate records of maintenance activities, inspections, and repairs. What experience we are looking for: High school diploma or equivalent required; technical or trade certification preferred. 5+ years of building maintenance or facilities experience in a commercial or multi-tenant property. Basic knowledge of electrical, plumbing, HVAC, and general repair practices. Ability to prioritize multiple tasks and respond effectively to urgent maintenance needs. Strong and pleasant communication and customer service skills. Must be able to lift up to 50 lbs. and work in various environments (rooftops, mechanical rooms, outdoors). Valid driver's license and reliable transportation required. Experience managing tenant fit-outs or small commercial construction projects, including contractor coordination, permitting, budget tracking, and delivering spaces on time and to spec. Demonstrated ability to coordinate routine and emergency mechanical maintenance across major building systems (HVAC, plumbing, electrical), including vendor management, service contract oversight, and rapid response to unplanned failures.
Compensation & Benefits:
This position offers a salary range of $90,000•100,000 annually, commensurate with education, experience, and qualifications.
