Job Overview The Facilities Manager for the Office of the Vice President for Research at Oklahoma State University plays a critical leadership role in overseeing the strategic operation, maintenance, and long-term development of some of Oklahoma State University's most vital research and animal resources facilities, including the Henry Bellmon Research Center, Venture One, the Mike Morgan Building, and multiple specialized Animal Resources buildings. This position drives both day-to-day facility excellence and forward-thinking capital planning, ensuring that spaces remain safe, efficient, compliant with federal regulations, and fully equipped to support cutting-edge research initiatives. From leading major renovation and construction projects to managing infrastructure systems, vendor partnerships, safety compliance, and budget planning, the Facilities Manager serves as the central force behind creating high-performing environments that advance innovation, research growth, and institutional success across the division. Duties The Office of the Vice President for Research (VPR) oversees the Henry Bellmon Research Center (HBRC), Venture One, the Mike Morgan Building (MMB), and four Animal Resources (AR) buildings: the Multispecies Building, McElroy Hall Annex, Oklahoma Animal Disease Diagnostic Laboratory West Annex, and the Bovine Isolation Facility. The Facilities Manager provides leadership for both short- and long-term facilities planning and day-to-day operations for these facilities. The Facilities Manager monitors these buildings to identify, respond to, and anticipate maintenance needs and areas for improvement or renovation. Improvements and renovations are especially important for Animal Resources buildings and are evaluated in the context of federal regulations with which Oklahoma State University must comply. The Facilities Manager serves as the division's principal representative to relevant campus units, including the college Associate Deans for Research and faculty involved in the planning and maintenance of these buildings. The position oversees renovation and construction projects, as well as plans, coordinates, and schedules facility maintenance. Long-range planning is required to meet the needs of Animal Resources. In conjunction with the Director of AR and the Senior Associate VPR, the Facilities Manager develops budgetary plans for future equipment maintenance to ensure the availability of funds. The position also assists the Director of AR with all phases of planning and remodeling necessary to meet AR research, compliance, and regulatory needs. This assistance includes presentations outlining the most economical and logical ways to remodel existing areas to meet goals established by the Director of AR. The Facilities Manager supervises remodeling projects to ensure correct interpretation of plans, efficiency, and minimal costs to AR and the VPR. The position also serves as liaison with all contractors and vendors, including OSU Facilities Management, that service AR, Venture One, MMB, and HBRC. Upon receiving reports of malfunctioning facility equipment from AR, the Facilities Manager determines the need for servicing, notifies the appropriate vendor, schedules necessary repairs, or arranges for repairs to be completed in-house. The position maintains service manual files for all inventoried equipment and periodically reviews those files to identify problematic equipment and needed replacements. The Facilities Manager works closely with outside service technicians to ensure repairs are completed and equipment remains in proper working condition. When necessary, the position instructs personnel in proper operational procedures. Additional responsibilities include maintaining chemical inventory lists and Material Safety Data Sheets for the Facilities Management portion of AR; performing monthly generator testing and reporting; conducting fire extinguisher inspections in accordance with Environmental Health and Safety (EHS) guidelines; and providing daily monitoring, scheduling, and room configuration support for HBRC conference rooms. The Facilities Manager ensures mandatory safety training is available as needed and conducts safety audits with campus safety officials. The position attends, plans, and monitors all AR construction and renovation projects and works closely with Long Range Facilities Planning and OSU Construction Management teams in the planning, monitoring, advising, and inspection of all AR, HBRC, Venture One, and MMB renovations and new construction projects. Responsibilities also include conducting site visits and commissioning meetings to ensure quality of work, as well as monitoring renovation and construction budgets and schedules. The Facilities Manager maintains records of past energy usage and costs and ensures usage remains consistent with normal building operations. The position routinely meets with OSU Energy Managers to identify potential issues and necessary repairs and manages heating, cooling, and ventilation systems for comfort, efficiency, and compliance with regulatory standards. The Facilities Manager advises the Director of AR and the Senior Associate VPR regarding anticipated needs for major overhauls of heating and cooling systems, with emphasis on budgetary and regulatory/compliance considerations and appropriate scheduling of work. The Facilities Manager supervises and directs the activities of building maintenance personnel, as well as OSU Facilities Management personnel assigned to AR and HBRC. The position also provides general oversight of contracted custodial services for AR and HBRC and ensures the appearance and cleanliness of these facilities are properly maintained. Finally, the Facilities Manager procures and specifies all parts, supplies, and equipment necessary to maintain AR facilities, as well as portions of Venture One and the Mike Morgan Building. Skills Proficient in written and verbal communication. Working knowledge of industry standards specific to construction, state and federal regulations, and OSHA requirements. Ability to multitask effectively. Must be able to work in cramped spaces, on ladders, and around animals. Must be able to lift loads in excess of 75 pounds. Must be able to work overhead and below waist level for extended periods of time. Employee must enroll in the university's Occupational Health and Safety Program. Employee must enroll in the university's Respiratory Protection Program and receive medical clearance to wear/use respiratory protection and personal protective equipment (PPE) for extended periods of time. Must be eligible for employment in areas governed by the U.S. Patriot Act and the Public Health Security and Bioterrorism Preparedness and Response Act of 2002, including 42 CFR 73, 7 CFR 331, and 9 CFR 121. Consequently, the individual hired for this position must successfully complete a Department of Justice/Federal Bureau of Investigation (DOJ/FBI) security risk assessment, as well as a background check.Pay:
