Job Description
- Conduct routine property and building inspections.
- Identify maintenance, safety and deferred maintenance issues.
- Respond to tenant maintenance and operational concerns.
- Troubleshoot building issues and determine appropriate next steps.
- Perform minor repairs when appropriate.
- Coordinate specialty contractors when required.
- Maintain clean, safe and professional properties.
- Assist with emergency property situations as needed.
- Provide regular updates to Property Management on open issues and property conditions. Building Systems & Maintenance
- Roof leak and building-envelope investigation.
- Basic HVAC troubleshooting.
- Minor plumbing and electrical repairs.
- Lighting maintenance.
- Doors, locks and hardware.
- Dock and overhead doors.
- Drywall, ceiling tile and painting repairs.
- General carpentry and exterior maintenance.
- Preventive maintenance.
- General warehouse and facility repairs. Property Administration
- Manage and update work orders in Yardi .
- Complete and document property inspections.
- Track maintenance items through completion.
- Maintain organized property records, photos and documentation.
- Review vendor invoices for accuracy and completed work.
- Obtain and organize vendor proposals and repair estimates.
- Assist with budgets and identification of capital and preventive maintenance needs.
- Work with in-house administration to track COIs and vendor compliance.
- Prepare updates for weekly property and operations meetings. Vendor Management
- Schedule and coordinate vendors and contractors.
- Provide property access and meet contractors onsite when necessary.
- Confirm required COIs are received prior to work beginning.
- Monitor contractor performance and quality.
- Inspect and document completed work.
- Follow up on incomplete or deficient work.
- Obtain estimates and assist with proposal comparisons. Tenant & Leasing Support
- Serve as an onsite resource for tenant facility concerns.
- Maintain professional relationships with tenants.
- Prepare vacant spaces for leasing tours.
- Assist Leasing during property tours when requested.
- Coordinate access for tenants, prospects, inspectors and contractors.
- Assist with tenant move-ins, move-outs and suite turnovers.
- Complete move-in/move-out inspections and documentation.
- Assist with keys, access credentials, utilities and other operational logistics. Warehouse & Delivery Support
- Safely operate a forklift and pallet jack.
- Operate a company box truck for local deliveries and pickups.
- Load, unload and transport materials and equipment.
- Assist with warehouse organization and inventory.
- Transport supplies between company properties as needed. Required Qualifications
- 5+ years of commercial facilities, building operations, maintenance or property management experience.
- Commercial/industrial or warehouse experience strongly preferred.
- Strong mechanical aptitude and troubleshooting skills.
- Working knowledge of commercial building systems.
- Basic HVAC, plumbing and electrical knowledge.
- Comfortable investigating roof leaks and building-envelope issues.
- Strong computer and administrative skills.
- Experience with Yardi preferred; ability to quickly learn required.
- Proficient with Microsoft Office.
- Strong written communication and documentation skills.
- Excellent organization and follow-through.
- Ability to manage multiple work orders, vendors and priorities simultaneously.
- Ability to work independently.
- Valid driver's license and acceptable driving record.
- Reliable personal vehicle.
- Ability to travel between company properties.
- Forklift and box-truck experience preferred. Preferred Certifications

- Trade school or technical education Physical Requirements
- Lift up to 75 lbs.
- Walk large industrial and commercial properties.
- Climb ladders and safely access rooftops.
- Work indoors and outdoors in varying conditions.
- Safely operate hand and power tools.
- Operate forklifts, pallet jacks and box trucks. Travel
- Regular travel throughout the Charlotte market and surrounding properties.
- Mileage reimbursement provided in accordance with company policy.
- Occasional extended travel to other company assets may be required.
- Candidates open to regional travel and/or future relocation are strongly preferred. Ideal Candidate

- Highly organized and administratively strong.
- Comfortable spending time both in the field and at a computer.
- Strong with documentation and follow-through.
- Proactive about identifying and resolving property issues.
- Professional with tenants and vendors.
- Able to determine what can be repaired internally versus when a contractor is needed.
- Comfortable managing vendors from initial call through final inspection.
- Takes ownership of assigned properties.
- Self-motivated and able to work with limited supervision.
- Comfortable in a fast-paced commercial real estate environment.
