Job Description
Job Summary Next Opportunity Group, a business advisory group, is conducting a search for a proven General Manager for Bridge Real Estate, consisting of 160 multifamily residential units, in four buildings in Orange County.
Position Overview and Purpose:
Manage a profitable, professionally managed, growing and long-term sustainable business. With properties in Costa Mesa, Tustin, Buena Park, and Westminster. Ensure that the properties operate with the highest standards of quality and comply with all industry, federal, state and city standards and laws. Maintain high occupancy and collect rents in a timely manner. Develop an organizational culture that encompasses the needs of all stakeholders - owners, board, management, tenants, employees and is effectively run and modeled by leadership exemplifying the highest ethical standards. Effectively manage the team and the properties so that all financial, marketing, and human capital goals are met. Responsibilities and Duties Co-create overall annual goals, objectives and action plans on an annual basis. Report on progress weekly. Measure success - occupancy, revenue, expenses, tenant satisfaction, turnover, etc. Maintain and improve all systems, documents, and trainings. Be physically present at the office and review all properties daily. Prepare and present status reports. Attend weekly operations meeting with senior team, present status of business, accomplishments, issues, and tracking to key performance indicators. Attend weekly and monthly financial meetings, and annual board meetings to review financials and more. Financial Monitor designated financial reports on a timely basis and according to set goals. Maintain AppFolio and monitor key report. Review all company expenses and submit them to the senior team, with receipts for payment approval on a weekly basis. Maintain accurate records. Prepare annual budgets in conjunction with the senior team. Monitor rental activity. Conduct market analysis and implement rental rate improvements when applicable. Ensure all rents are paid on time. Fill vacancies on a timely basis. Attend and present at weekly Finance meetings with senior leaders. Operational Prepare annual operational and implementation plans for all properties. Solve problems and daily issues. Monitor properties daily.Responsible for Companywide workorder implementation:
Monitor all work orders daily via AppFolio. Coordinate daily workorder implementation plan with Bridge maintenance technician every morning. Provide daily support as needed. Review maintenance technician's end of day report each day. Conduct detailed walk through of all properties - take notes and repair / replace anything that is needed or is a safety or security risk. Lead and coach property manager at all locations. Review goals, operational team performance, tenant issues etc. Maintain a list of preferred contractors/vendors and define standards for each. Build and maintain productive relationships with all vendors. Review vendor contracts and shop the competition before renewing. Tenants Prepare lease agreements for new tenants. Review expiring leases and submit lease renewals on a timely basis. Monitor and enforce standards, start with a welcome positive approach before announcing new rules and penalties. Human Capital in conjunction with HR Monitor policies that promote company culture and vision. Suggest new ones when appropriate. Meet and get to know all employees. Recruit new employees when needed. Review Job Descriptions and Critical Success Factors for each and update when necessary. Understand and implement all labor laws. Perform employee reviews, in conjunction with HR. Manage the human capital plan with HR, including audit / review and proposed solutions in all employees related areas: Safety, Employee Standards Pay and Benefits, Evaluation, Coaching and Training, Engagement, Recruiting, Career and Succession planning Communicate effectively with all levels of employees, tenants, and vendors. Marketing Market properties as needed via traditional methods and social media. Required Skills Emotionally intelligent. Proven leadership skills, business acumen and ability to effectively manage, lead and supervise a multidisciplinary team. Effective leader, coach and collaborator with whom people will want to work. Excel at strategic thinking, be open to new perspectives and better ways to do things; and be creative, visionary, and manage innovation well. Can incorporate data into the overall vision of the business. Risk accessor, and strong decision maker based on facts. Analytical with the ability to assess complex financial, legal and industry data; and then implement change based upon ever changing regulatory requirements.
