Position Description The Development Manager helps grow Iowa Heartland Habitat for Humanity's mission by building strong relationships and securing philanthropic support from individuals, churches, businesses, foundations, and other community partners. This role manages donor relationships, develops new funding opportunities, leads grant writing, and helps grow major and planned giving. The ideal candidate is an experienced fundraiser or grant writer who is well connected and respected in the Cedar Valley, understands relationship-based fundraising, and has a strong personal connection to Iowa Heartland Habitat's mission. Job Responsibilities Build Donor Relationships & Grow Giving Manage and grow a portfolio of individual donors and prospects through cultivation, solicitation, and stewardship Build new relationships with individuals, churches, businesses, and other community partners Conduct regular donor visits and confidently make direct requests for financial support • Develop and execute strategies to retain, renew, increase, and deepen donor engagement and giving Identify opportunities for major, multi-year, and planned gifts Develop and execute meaningful donor stewardship and recognition strategies, including personalized acknowledgment, impact reporting, and ongoing engagement Help donors connect their interests and philanthropic goals with meaningful opportunities to support Iowa Heartland Habitat's mission Partner with the Director of Mission Advancement, Executive Director, board members, and others on fundraising opportunities as appropriate Strengthen Faith & Community Partnerships Build and strengthen relationships with pastors, church leaders, congregations, businesses, and community leaders throughout the Cedar Valley Work with the Mission Advancement team to develop opportunities for churches to engage with Habitat through giving, volunteering, and other mission-aligned partnerships Represent Iowa Heartland Habitat at community, church, donor, and business meetings and events to strengthen existing relationships and identify prospective donors and partners Cultivate relationships with financial advisors, wealth managers, estate planning professionals, and others who can help grow planned giving opportunities Lead Grant Development Work with the Advancement Administrator to research and identify grant opportunities aligned with organizational priorities Write compelling grant proposals, letters of inquiry, reports, and other funder communications Coordinate with staff to gather program information, outcomes, budgets, and other information needed for proposals and reports Maintain grant deadlines and ensure proposals and reports are completed accurately and on time Assist in building and maintaining strong relationships with foundation and corporate funders Support Development Strategy & Operations Work with the Director of Mission Advancement to develop and execute fundraising strategies and goals Meet established individual fundraising and activity goals and track progress toward department goals Assist in maintaining accurate donor, prospect, and grant information in the organization's database Collaborate with Marketing and other departments on donor communications, storytelling, events, and engagement Support the planning and execution of annual giving strategies and campaigns, including direct mail, digital/email appeals, targeted donor outreach, and other mission advancement priorities Analyze donor giving history, engagement, and trends to identify opportunities for retention, increased giving, major gifts, and new prospect development Represent Iowa Heartland Habitat with professionalism, integrity, and a strong commitment to its mission Essential Job Skills Bachelor's degree in business, nonprofit management, communications, or related field required 7-10 years of proven fundraising, development, grant writing, or related experience, including experience within or supporting an organization with an annual operating budget of approximately $9 million or more required Demonstrated experience and success in relationship-based fundraising, cultivating donor relationships, and securing philanthropic support Strong grant writing skills with a record of successful proposals Established relationships and strong reputation within the Cedar Valley community, including connections with local church and faith leaders Excellent relationship-building, written, verbal, and presentation skills Comfortable making direct requests for financial support and discussing major and planned gifts Highly organized, self-directed, and able to manage multiple relationships, projects, and deadlines High degree of professionalism, discretion, integrity, and follow-through Ability to maintain strict confidentiality of donor and organizational information Direct experience with Iowa Heartland Habitat for Humanity or a closely aligned organization preferred Background in finance, banking, wealth management, financial planning, or a related field preferred Planned giving experience and relationships with financial or estate planning professionals preferred Experience with donor databases and fundraising systems preferred Occasional evening and weekend availability required for donor, church, and community events Reliable transportation and valid driver's license required for local travel Strong personal connection to Iowa Heartland Habitat for Humanity's mission to put God's love into action by bringing people together to build homes, communities and hope
