Exposure It is the largest real estate media company in Western Pennsylvania. Eighteen people, 400+ shoots a month, 1,900+ agents who trust us with their listings, two markets live and a third launching. We started as two people with cameras. We built this by taking the work seriously and taking care of the people who do it. We are hiring a Director of Operations to run the business side of the company alongside our Lead Photographer, who runs the field. This is a leadership seat with real authority, a scorecard you own, and pay tied to results: $54,000 to $60,000 base plus a quarterly bonus of up to $10,000 a year.
THE ROLE IN ONE PARAGRAPH
Everything between an agent booking a shoot and that agent getting paid-for media they love is yours. Scheduling, client communication, our overseas editing team, delivery, billing, systems, and the office staff. You will report directly to the two co-founders and work as a peer with the Lead Photographer. Together you run the day to day so the founders can focus on growth. We want someone who sees what should be better and goes and makes it better.
WHAT YOU WILL OWN 1.
Booking and scheduling. 400+ shoots a month scheduled, routed with the Lead Photographer, and confirmed with the agent. 2. Client experience. The inbox and phone line are the front door of the company. Response time, tone, reschedules, and problem resolution are yours. You will know our top agents by name. 3. Editing and delivery. The daily workflow with our editing team: turnaround, quality control, revisions, on-time delivery. 4. The office team. Hiring, onboarding, weekly 1:1s, and performance conversations for our office and admin staff. 5. The ops scorecard. Turnaround, on-time delivery, rework rate, inbox response time, revenue per shoot, gross margin. You report on them weekly and you move them. 6. Systems and automation. Our CRM, scheduling, automation, and HR platforms. You find friction, fix it, and document it so it stays fixed. 7. Billing and admin. Invoicing, receivables follow up, vendor management. 8. New markets. Erie is live, Columbus is next. You turn the Pittsburgh playbook into a system every new market runs on.
WHAT WORKING HERE IS LIKE
We are a small, fast company that acts like a bigger one. Documented processes, a real operating rhythm, modern tools, and a team that has been together for years.

we run full-day training events, upgrade gear before it's asked for, promote from within, and have converted contractors to full-time staff when they earned it. The co-founders are in the office, in the work, and available. No layers, no politics, no waiting three weeks for a decision. If you bring a good idea with a plan, it usually gets a yes. Real estate has a rhythm. Spring and summer are a sprint. Winter is when we build. You will work hard in season and you will have the space to improve things in the off season.
WHO YOU ARE 1.
You have led people and owned outcomes. 3+ years running operations, an office, a branch, or a service business. Industry matters less than ownership. 2. You are a builder. You have taken something that worked okay and made it work great, and you can show the before and after in numbers. 3. You live in systems. Comfortable in a CRM, able to build a no-code automation or learn to in a week, and you believe if it isn't documented it doesn't exist. 4. You are good with people when it's tense. A frustrated agent with a listing going live tomorrow gets calm, fast help from you. 5. You lead with clarity and care. Your team wants to work for you because you are direct, fair, and you make them better. 6. Volume does not rattle you.

WHAT THIS ROLE IS NOT 1.
It is not a photography or editing role. We have a talented team for that. 2. It is not managing photographers. Our Lead Photographer owns the field team. You partner with him, you do not run his crew. 3. It is not an admin support role. You set the agenda, own the numbers, and make the calls in your lane. 4. It is not micromanaged. We set targets together, then you run.
COMPENSATION AND BENEFITS
Base salary $54,000 to $60,000 depending on experience Quarterly performance bonus up to $10,000 per year, tied to the ops scorecard you own 401(k) with Safe Harbor company match Paid vacation, sick time, and six paid holidays Annual review with a defined path to expanded scope and pay as we add markets
