Full Job Description Job Summary:
Oversee purchasing operations and ensure the development, negotiation, and execution of sourcing agreements for the companies vertical subcontracting costs. Play a strategic role in procuring materials and labor that are of the appropriate quality and quantity, with reasonable/low prices, while fostering healthy relationships with the subcontracting community.Key Responsibilities:
Ensure KLMR Homes utilizes only the best subcontractors that provide the highest quality and cost-effective solutions. Continually work to maintain existing subcontracting relationships and find new qualified subcontractors. Ensure KLMR's subcontracting community is continuously improving in the areas of quality, costs, service, and delivery. Recommend/Develop Standard Features / Option Programs for communities, while working alongside other members of the KLMR Homes team. Prepare and distribute new communities bid and or/plan changes. Evaluate all bids received to ensure bids align with features, plans, scopes, and municipal codes. Negotiate and award subcontractor contracts based on qualified bids, quality, pricing, capacity, and/or any other strategic factors. Negotiate and resolve contract changes/issues and price change requests, including effective and good through dates. Communicate changes in product and pricing to relevant KLMR Homes team members. Identity areas and trends in VPOs to prevent and reduce costs. Including questioning the pricing and legitimacy of VPOs, in accordance with approved take-offs, frame walk revisions, scopes, verify proper reason codes, and resolve issues before they arise. Maintain a strong understanding of external factors and changes in the industry that impact cost and supply line. Ensure the companies costs are in alignment with the market. Facilitate value engineering sessions with subcontractors and KLMR Homes team members. Negotiate, track, and ensure submittal of all model discounts and volume rebates. Oversee contract administration and ensure accuracy of scopes of works. Perform Cost Comparisons, House Scrubs, and Budget reviews monthly.Qualifications:
Bachelor's Degree Required. Minimum 5 years sourcing and managing Supplier/Trade Partner relationships, preferably with a Homebuilder. Must have superior analytical and communication skills. Proficient in Homebuilding ERP software, (Mark Systems Preferred, but not required) Proficient in MS Excel and other Microsoft Office Applications Must have significant knowledge of the residential homebuilding industry. Must have sound financial/budget management skills. Must have sound project management skills. Must have sound negotiating and influencing skills.Job Types:
