Job Description

Temporary Rental Specialist Assistant LOCATIONLargo, MDPERIOD
OF PERFORMANCE
  • 6 Months, but may go longer
ESSENTIAL FUNCTIONS, DUTIES, AND RESPONSIBILITIES
  • Establishes and maintains agency policies as it relates to HUD established Fair Market Rents (FMR) and Rent Reasonableness for Housing Choice Voucher Program.
  • Demonstrates advanced knowledge of housing laws, particularly fair housing law, theory and practice of fair housing investigations.
  • Examines and evaluates all documents to ensure authenticity. Calculates income, deductions, and exclusions in the determination of tenant rent and housing assistance payment; assesses bedroom size requirements and issues vouchers to meet participants' needs.
  • Demonstrates thorough knowledge of information sources and research methods in utilization of statistical data as supplied by various reliable resources.
  • Utilizes databases like Realtor Database Bright MLS and Go Section 8 to compile rent reasonableness determinations.
  • Responsible for new and existing unit rent determinations.
  • Reviews, tracks and schedules Requests for Tenancy Approval (RFTA) submissions and determines appropriate assisted rent levels.
  • Acquires and maintains a thorough knowledge of Federal and local guidelines for Housing Choice Voucher Homeownership Program.
  • Establishes and develops partnership with local lending institutions, real estate organizations, non-profit organizations to facilitate and expedite homeownership for program participants.
MINIMUM QUALIFICATIONS
  • Must have at least one year of working experience in assisting individuals in program regulations and eligibility criteria
  • Excellent verbal and written communication and interpersonal skills.
  • Proficiency in client assessment, counseling, and advocacy. Ability to exercise tact, diplomacy and compassion when dealing with sensitive, complex and confidential program participant situations.
  • Problem-solving and decision-making abilities
  • Ability to transition easily between relational, participant-centered, customer service and communication and transactional, compliance-focused, processes.
  • Ability to maintain priorities in a rapidly changing environment.
  • Proficiency in computer applications, including word processing and spreadsheet software.
EDUCATION
  • Graduation from high school, supplemented by college level work in business, psychology or sociology, and one (1) year of progressively responsible experience in community development field; or an equivalent combination of education, training and experience.
PHYSICAL, MENTAL, AND ENVIRONMENTAL CONDITIONS
  • Primarily an in-office role, requiring consistent internet access and regular online/telephone communication.
  • Must be able to manage deadlines, prioritize tasks, and interact with distributed teams effectively.
