$120,000-150,000 Company Overview Tiello has partnered with an established general contractor delivering ground-up commercial and industrial construction projects. The company is seeking a mid-level Project Manager to join its growing Northern California team in Roseville. Role Summary The Project Manager will oversee commercial construction projects from preconstruction through closeout. This individual will be responsible for project financials, scheduling, subcontractor coordination, documentation, client communication, and overall project delivery. The successful candidate must have direct Project Manager experience with a commercial general contractor and a proven background managing ground-up commercial construction. Industrial experience is preferred, but tilt-up experience is not required. Project Type Ground-up commercial and industrial construction, including distribution centers, manufacturing facilities, commercial office buildings, education, retail, healthcare, and other large-scale commercial projects. Job Responsibilities Manage commercial construction projects from preconstruction through final completion. Develop and maintain project budgets, cost forecasts, and schedules. Monitor project financial performance, including cost tracking, billings, and change management. Coordinate subcontractor buyout, procurement, contracts, and project documentation. Lead meetings with owners, architects, consultants, subcontractors, and internal project teams. Manage RFIs, submittals, change orders, drawings, specifications, and closeout documentation. Partner with Superintendents to maintain project schedules, quality standards, and jobsite safety. Identify project risks and develop solutions to protect cost, schedule, and client expectations. Maintain strong relationships with clients, design teams, and trade partners. Oversee punch-list completion, project turnover, warranty coordination, and closeout. Mentor Project Engineers and Assistant Project Managers as needed.
Qualifications / Requirements
At least five years of Project Manager experience directly with a commercial general contractor. Direct experience managing ground-up commercial construction projects is required. Industrial, distribution, manufacturing, or warehouse project experience is preferred. Experience managing project budgets, cost forecasts, schedules, contracts, billings, change orders, and subcontractor buyout. Strong understanding of commercial construction drawings, specifications, RFIs, submittals, and project documentation. Ability to lead project teams and communicate effectively with owners, design partners, subcontractors, and field personnel. Proficiency with Procore, Bluebeam, Microsoft Office, and construction scheduling software. Strong communication, organization, leadership, and problem-solving skills. Bachelor's degree in Construction Management, Engineering, or a related discipline is preferred. Tilt-up construction experience is not required. Candidates without direct commercial general-contractor experience managing ground-up construction projects will not be considered. Residential-only, civil-only, owner's-representative, and specialty-subcontractor experience will not meet the requirements for this position.
