For a senior project manager, this creates a unique opportunity. You'll be running larger, more complex commercial work than most independent contractors can put in front of you, with a defined portfolio rather than an unlimited one, a procurement function handling the paperwork, and a genuine route into operations leadership as the platform expands. What's in it for you: Senior project managers are usually handed twenty jobs, a stack of POs and invoices to chase, and no support. That isn't this role. Alongside a competitive salary and bonus structure, you'll: Run the business of the job while your superintendent runs the site, as peers rather than one reporting to the other Mentor the Junior PM and write the PM playbook Report directly to the Operations Manager, with a clear path toward senior operations leadership as the platform grows The role: You'll take ownership of commercial roofing projects from the pass-off meeting through to final closeout, working out of the Georgia branch in Woodstock and supporting growth markets across the Southeast. You'll build the baseline schedule with the Operations Manager and superintendent, keep it current, and drive every job to substantial completion on time. You'll own budget versus actual on each project, bring a current cost-to-complete to every WIP cycle, and when a job starts to fade you bring the recovery plan and the numbers while there's still job left to manage. Change orders are yours end to end — priced to policy, submitted, tracked to approval and billed while the crew is still on the roof.
So is the customer relationship:
a written weekly update on every active job, OAC meetings, and problems that reach the customer from you first. You'll also keep RFIs and field questions turning around inside standard, control rental and equipment costs by scheduling gear off-rent as phases complete, and develop the Junior PM through monthly reviews of their jobs. What you'll bring: 6+ years of commercial roofing project management experience Strong working knowledge of TPO, PVC, EPDM and modified bitumen systems, including reroof and tear-off Proven track record delivering projects on schedule and at or above estimated margin Confidence carrying 8-12 live projects and coordinating superintendents, crews and GCs Procore or equivalent project management software, plus Microsoft Excel What's next?
