POSITION SUMMARY
The Project Manager is responsible for managing assigned systemic Capital Improvement Program (CIP), major maintenance, renovation, and facility improvement projects supporting both Facilities Operations and Planning & Construction functions. The position provides technical leadership in project planning, procurement, construction, closeout, facility assessment coordination, asset transition planning, and facility records management. The Project Manager serves as a critical link between capital project delivery, maintenance operations, facility data management, and long-term asset stewardship.
EDUCATION, CERTIFICATION AND EXPERIENCE
At the time of application, the candidate must hold or be eligible for: Associate degree, or technical coursework, in construction management, engineering technology, architecture, facilities management, project management, drafting/CAD, or a related field preferred. Three years of progressively responsible experience in facility project management, construction management, building maintenance, building systems, project coordination, or a related field required; five years preferred. Experience with computerized maintenance management systems (CMMS), asset management systems, and/or facility records systems preferred. Experience with Asset Essentials or a similar system preferred. Working knowledge of AutoCAD or similar computer-aided drafting software preferred. KNOWLEDGE, ABILITIES AND SKILLS

At the time of employment, the candidate must have: Knowledge of construction project management principles and practices, including project planning, scheduling, budgeting, cost tracking, procurement, construction administration, and project closeout. Working knowledge of commercial or institutional building construction, building systems, and facility infrastructure. Ability to read, interpret, and review construction drawings, specifications, submittals, equipment schedules, and other technical documents. Knowledge of public procurement practices related to construction, maintenance, repair, renovation, and facility improvement projects. Proficiency in Microsoft Office applications and the ability to utilize project management, facility management, CMMS, document management, and related software applications. Ability to communicate effectively, both orally and in writing, with administrators, school staff, contractors, consultants, vendors, and other stakeholders. Ability to exercise sound judgment, manage multiple priorities, solve problems, work independently, maintain accurate records, and effectively organize and prioritize work. ESSENTIAL JOB FUNCTIONS, RESPONSIBILITIES, AND DUTIES
Manages assigned systemic CIP, capital renewal, major maintenance, renovation, and facility improvement projects supporting both Facilities Operations and Planning & Construction functions. Coordinates project planning, scope development, procurement support, construction activities, inspections, operational transition, and project closeout activities; collaborates with architects, engineers, consultants, contractors, vendors, school-based administrators, Facilities Operations staff, Planning & Construction staff, procurement staff, and other stakeholders to support successful project delivery. Coordinates reviews of design documents, shop drawings, and construction submittals with Facilities Operations staff and other stakeholders to ensure proposed systems, equipment, materials, layouts, and design solutions align with CCPS standards, operational needs, maintenance practices, asset management objectives, and long-term facility stewardship goals. Develops and reviews technical scopes of work for maintenance, repair, renovation, and facility improvement projects to ensure contractor quotations are based on consistent project requirements, schedules, warranties, deliverables, and expectations. Reviews contractor quotations, proposals, contractor payment applications, construction submittals, shop drawings, RFIs, change requests, product data, schedules, and related project documentation for technical completeness, constructability, compliance with project requirements, consistency with approved project scopes, and adherence to CCPS standards. Monitors project schedules, budgets, field conditions, construction progress, quality of work, contractor performance, and project issues; documents observations and coordinates resolution of project-related concerns. Conducts site visits, attends project meetings, maintains project records, and communicates project status to the Director of Facilities Management and other appropriate staff. Coordinates with the Planning & Construction Supervisor and Planning & Construction Specialist regarding bid document preparation, specification assembly, project documentation, closeout conferences, record documents, and related administrative closeout activities. Supports project closeout and facility turnover activities, including verification of training, commissioning and testing requirements, warranty information, spare parts, attic stock, turnover requirements, and operational readiness prior to final project acceptance. Coordinates asset transition activities resulting from completed projects, including identification of assets added, modified, or removed from service; CMMS updates; warranty tracking; preventive maintenance setup; and transfer of project information necessary to support ongoing facility operations. Assists with maintenance of facility records, equipment inventories, record drawings, floor plans, and project documentation and performs minor updates to facility drawings or electronic records using AutoCAD or similar software when appropriate. Coordinates district participation in the IAC Maintenance Effectiveness Assessment (MEA), Statewide Facilities Assessment (SFA), and other facility condition assessment activities, including site coordination, information gathering, data validation, state reporting, and follow-up actions. Supports facility condition assessment activities, deferred maintenance planning, capital renewal planning, and development of project priorities; evaluates facility systems, asset conditions, maintenance needs, and project timing to assist with long-term maintenance planning, annual budget development, and Capital Improvement Program recommendations. Prepares supporting reports, schedules, cost information, facility data, and related documentation used for planning, budgeting, procurement, state reporting, and decision-making. Promotes safe work practices and supports compliance with applicable codes, regulations, environmental requirements, safety procedures, and Board policies while coordinating work in occupied school environments to minimize disruption to school operations, staff, students, and the public.

Attends meetings and participates in professional development activities as required. Maintains confidentiality and professionalism when working with school system staff, contractors, consultants, and the public. Performs related work as required or assigned by the Director of Facilities Management.
PHYSICAL AND PSYCHOLOGICAL CONDITIONS/DEMANDS
Position requires work in office environments, schools, maintenance areas, mechanical rooms, and active construction or renovation sites. Position requires significant periods of standing, walking, climbing stairs, observing work areas, and traveling between school system facilities. Ability to work in areas with noise, dust, temperature variation, active construction activities, mechanical equipment, and other typical facility or construction site conditions. Ability to manage multiple priorities, deadlines, project issues, interruptions, and time-sensitive requests in a professional manner. Occasional ability to lift, carry, and move materials or parcels weighing up to 25 pounds.
UNUSUAL DEMANDS
Ability to work flexible hours, respond to urgent facilities or project needs, attend meetings outside normal business hours when required, and travel to multiple school system sites.
TERMS OF EMPLOYMENT
Twelve (12) month position and salary commensurate with qualifications and experience applied in the current Calvert County Public Schools salary scale.
EVALUATION
Performance will be evaluated in accordance with the policy on evaluation as established by the Calvert County Public Schools.
