Job Description
Job Summary T2 Inc. is a growing contractor based in the Hermantown area. Our founder brings 16 years of experience co-owning P&R Plumbing and Heating before re-branding and launching T2 Inc. We're seeking a Project Manager to help lead our plumbing and HVAC work on commercial and multifamily projects. In this vital role, you will oversee the preconstruction process including bid preparation, accurate cost estimation, effective client communication, and seamless coordination among design teams, subcontractors, and suppliers. Once a project is awarded, you'll own it from schedule and budget through field execution, safety, and closeout. We're looking for someone with 5+ years of project management experience in plumbing, HVAC, or mechanical contracting, comfort with estimating and takeoff, and a network (or the drive to build one) among GCs and developers. Responsibilities Business Development & Estimating Build relationships with GCs, developers, and repeat clients to maintain a steady project pipeline Lead or support takeoffs, pricing, and bid preparation for projects Project Execution & Safety Manage projects from award through execution — scope, budget, and schedule of values Develop and maintain schedules; forecast manpower and resource needs Manage procurement, RFIs, submittals, and shop drawings; coordinate with GCs, architects, and engineers Supervise field staff (superintendents, foremen, coordinators); conduct regular jobsite visits Enforce jobsite safety standards and quality control Cost, Compliance & Closeout Track job costs against budget; prepare and negotiate change orders Manage closeout including punch lists and warranties Skills 5+ years of project management experience in plumbing, HVAC, or mechanical contracting (commercial or multifamily preferred) Estimating experience or strong aptitude to learn takeoff and pricing quickly Strong working knowledge of plumbing and HVAC systems, materials, and installation methods Experience with schedule of values (SOV) and job cost/WIP reporting Working knowledge of jobsite safety and OSHA requirements Ability to read and interpret construction drawings, specifications, and contract documents Strong organizational, scheduling, and communication skills Valid driver's license Join T2 Inc if you take pride in running a tight job site, building strong client relationships, and delivering quality work from first bid to final walkthrough.
