JOB OVERVIEW
The Project Manager is responsible for the end-to-end delivery of roofing and exterior projects, from contract execution through final closeout, including the brand's service and repair work. This senior role oversees project coordinators, field supervisors, and subcontractors to ensure every job, whether a full replacement or a complex leak repair, is completed safely, profitably, on schedule, and to the quality standards that define our company's reputation. The Project Manager is accountable for client relationships, crew performance, and financial outcomes, and brings the hands-on repair expertise to solve the toughest problems in the field.
KEY RESPONSIBILITIES
Project Planning & Execution Lead pre-construction planning including scope review, site assessment, crew assignment, and material procurement strategy. Develop project schedules and ensure all resources are in place prior to mobilization. Oversee simultaneous replacement and repair projects across multiple job sites, prioritizing workload and resolving conflicts. Conduct pre-job kickoff meetings with field supervisors, crews, and subcontractors that set scope, quality expectations, and safety requirements. Monitor daily progress against schedules and budgets, taking corrective action as needed. Diagnose and Manage Repairs Oversee service repairs on roofing, siding, gutters, windows, doors, and skylights, including escalated work that requires a senior level of skill. Conduct on-site inspections and diagnose root cause rather than symptom, with particular strength in leak detection and water intrusion. Perform hands-on repairs when needed, using the appropriate tools, materials, and safety practices. Determine which repairs are self-performed and which are assigned to a sub crew, based on scope, complexity, and schedule. Identify and document additional scope, and route change orders through approval before out-of-scope work is performed. Serve as the technical resource for technicians and repair crews on diagnosis and workmanship. Client & Stakeholder Management Serve as the primary contact for homeowners, property managers, and other stakeholders, setting clear expectations for what will be done and when. Build and maintain strong client relationships to drive repeat business and referrals. Manage expectations proactively and escalate issues before they impact client satisfaction. Conduct pre-construction and post-completion walkthroughs with clients. Resolve escalated complaints and negotiate solutions that protect both client relationships and company margins. Financial Management Own the financial performance of each project, including budget, cost control, and profitability. Review and approve change orders and subcontractor invoices, verifying that crew-completed scope matches what was authorized. Analyze job cost and take corrective action when projects trend over budget or beyond the original scope. Team Leadership & Development Set clear performance expectations and conduct regular check-ins with sub crews. Identify training needs and support professional development within the team, including mentoring technicians on repair work. Foster a culture of accountability, craftsmanship, and continuous improvement. Partner with HR on hiring, onboarding, and performance management as needed. Subcontractor & Vendor Management Source, qualify, and manage subcontractors in alignment with company standards. Hold subcontractors accountable for schedule, quality, and safety compliance. Inspect completed work before it is presented to the customer, and require correction of work that does not meet manufacturer specifications, code, or company standards. Provide input on which crews should continue to receive work, and escalate performance concerns to leadership. Safety & Quality Assurance Champion a zero-incident safety culture across all job sites. Ensure full compliance with OSHA regulations, company safety policies, and site-specific requirements. Conduct and document regular job site safety and quality inspections. Investigate incidents and near-misses; implement corrective actions and lessons learned. Ensure all work meets or exceeds manufacturer specifications, building codes, and warranty requirements. Documentation & Compliance Ensure all projects have complete and current documentation, including contracts and permits. Maintain accurate, timely records in the company's project management and mobile tools. Oversee inspection scheduling and job closeout, including final walkthroughs.
REQUIREMENTS
Proven experience in the construction or home improvement industry running project crews and managing multiple production schedules. Hands-on experience diagnosing and performing repairs on residential exterior systems, including roofing, siding, gutters, windows, and doors. Expertise in roofing repair across shingle, metal, and membrane systems, with proven leak detection and troubleshooting skill. Strong knowledge of the products and processes involved in the exterior envelope of residential homes. Strong customer service and communication skills, with bilingual English and Spanish preferred. Strong organizational, multitasking, and time-management abilities, with comfort working in a fast-paced environment. Proficiency in CRM, mobile documentation tools, and Microsoft Office (especially Excel and Outlook).

Compensation Target total compensation of $80,000+, combining a competitive base salary with performance bonuses.
