Project Manager HVAC

Job description: Must have a successful history of managing all aspects of a mechanical plan & spec HVAC project. Excellent or above average performance in:

• Contract & Scope Negotiation
• Schedule Negotiation & Phasing Coordination
• Vendor Negotiation
• Submittal Vetting
• Shop drawing editing and application of best practices on plan.
• Internal Schedule & Manpower Forecasting
• Take-off of commodity & consumables buyouts.
• Write clearly defined RFI's against potential project issues early on.
• Coordinating with other Trade PM's.
• General guidance of project HVAC Foreman through weekly meetings, dailies, and progress drawings.
• General guidance of project Piping Foreman through weekly meetings, dailies, and progress drawings.
• Clearly define and maximize profitability of change orders.
• Subcontract Management of scope, scheduling, and performance.
• Interpreting and making decisions from Job Reports.
• Clear concise creation and timely accurate receiving of Purchase Orders.
• Assist in the preparation of monthly billing.
• Personal responsibility for internal, GC, and A/E punch lists and TAB Deficiencies.
• Timely close out of job documents. Excellent of above average skill in:
• Outlook / Email & Calendar
• Excel
• Gant chart software's or apps
• Sage or other Business Management Software
• Adobe Pro or BlueBeam A strong PM candidate has creative problem solving and critical thinking skills with the proven ability to negotiate positive outcomes with general contractors and other trades while mitigating risk and increasing profit.

The preferred candidate has a high level of knowledge in all areas of the mechanical field including spotting and installation of all types of duct, all types of light commercial and commercial equipment, kitchen hoods, secondary equipment, and air devices. An understanding of hydronic systems is great but not required. An understanding of building automation is great but not required. A background as a technician is great but not required. The main area of experience needs to be in managing the administrative side of an installation, procuring material & equipment, overseeing subcontractors, defining and meeting our project deadlines, defining and meeting our internal budgets, and building positive relationships with our customers.
