Job Description
Residential Construction Project Manager Full Time Rochester, NY Loyal Nine Development is a growing general contractor firm headquartered in Rochester, NY. Loyal Nine Development promotes a collaborative team culture, and has built a reputation of quality craftsmanship and driving high client satisfaction. As Loyal Nine Development continues to grow, we are looking for a motivated Residential Construction Project Manager to join our team.
Pay:
$70,000-$120,000 per year (salaried position, pay based on experience) Responsibilities- Effectively managing multiple projects and clients. Focus will be on residential projects, but may be asked to assist on commercial projects as needed
- Manage all phases of projects including planning/development, design, preconstruction, procurement, construction, and post-construction.
- Analyze projects in pre-construction to ensure budget and timelines are reasonable and accurate.
- Obtain and/or submit necessary permits, approvals, submittals, RFIs, and all other pertinent documentation.
- Coordinate equipment and materials and operate within budget while monitoring overall progress of multiple projects.
- Manage costs to meet project budget and help monitor profitability and efficiency of projects.
- Create, maintain, and keep accurate project schedules.
- Procure materials, equipment, and subcontractors for project.
- Proactive management to support and coordinate efforts of field staff, subcontractors, architects, engineers, and vendors during pre-construction and construction phases.
- Visit sites frequently to meet with clients, coordinate work, and keep updates on progress on projects.
- Conduct frequent risk assessment to ensure project is performed safely and efficiently.
- Ensure all safety and compliance measures are followed.
- Troubleshoot and problem solve unexpected issues that occur on projects.
- Ensure entire process goes smoothly and according to plan for internal staff, clients, and subcontractors.
- Effectively communicate with clients on project status and any client concerns.
- Provide progress updates as needed including information for billing.
- Analyze and interpret a vast array of drawing sets and bid specs. Ability to understand entire scope of a project. Requirements for candidate
- 5 or more years of experience in the construction industry
- 1 or more years of experience as a project manager
- Valid driver's license in good standing. Frequent site visits and driving are a required.
- Ability to read and interpret construction drawings, blueprints, shop drawings, etc.
- Strong communication skills to work with both internal and external partners and clients.
- Must be an independent worker who takes initiative and responsibility.
- High attention to detail; candidate is accurate and thorough.
- Be organized and able to keep schedules and make deadlines.
- Ability to budget, negotiate, and actively control costs
- Ability to lift 50 pounds Preferred for candidate
- Ability to use computer software including but not limited to BlueBeam, Microsoft Office, Planswift, BuilderTrend, third-party construction management software.
- Ability to use Claude and other AI models to assist with certain tasks (RFIs, spec reading, etc)
- Able to write clearly and thoroughly, as well as able to interpret large sets of written information.
- Above-average interpersonal skills. Able to work with others in a tactful and approachable manner. Able to handle sensitive and confidential situations with integrity and tact.
