An established property owner is seeking an experienced Senior Property Manager to manage more than 150 residential units across 10 Anchorage properties, including with two midsize commercial properties. This is a hands-on position with responsibility for the complete property-management operation. The manager will oversee leasing, tenant relations, rent enforcement, maintenance, financial administration, regulatory compliance, staff supervision, and reporting directly to ownership. The portfolio is distributed across Anchorage, from Muldoon to southside. The position requires regular property visits, strong organization, direct tenant contact, sound judgment, and consistent follow-through. AppFolio is the operating system for leasing, collections, maintenance, documentation, and reporting. Experience with this or other PM management software is a requirement. Duties Oversee daily residential and commercial property operations Manage advertising, showings, applications, screening, leases, and move-ins Track rent collection, delinquencies, notices, violations, and evictions Coordinate inspections, move-outs, make-readies, and unit turnovers Assign maintenance requests and track them through completion Supervise maintenance and makeready staff, contractors, and vendors Confirm that work is completed properly and costs are documented Review invoices, budgets, reconciliations, and financial reports Maintain accurate tenant, lease, maintenance, and collection records in AppFolio Maintain compliance with Fair Housing, Alaska landlord-tenant requirements, and applicable Section 8 procedures Identify operational problems and recommend practical solutions Qualifications At least five years of direct property-management experience in Anchorage Experience managing apartment complexes across multiple locations Experience with leasing, collections, notices, evictions, maintenance, unit turns, and financial reporting Ability to supervise employees, contractors, and vendors Strong organizational, communication, and conflict-resolution skills Ability to work independently and follow matters through to completion Verifiable local property-management references Valid driver's license, insured vehicle, and reliable transportation Annual compensation is $65,000 to $80,000, based on experience and demonstrated ability.
