Property ManagerPosition Summary The Property Manager is responsible for coordinating tenant relations, leasing activities, documentation, and other daily property management functions. This position requires someone who can manage multiple priorities, communicate professionally with tenants, owners, vendors, and internal staff, and ensure property-related issues are followed through to completion. A current Alaska real estate license is preferred but not required. Candidates who are not currently licensed must be willing to obtain their Alaska real estate license within six months of employment. Successful completion of licensing requirements will include an increase in compensation. Key Responsibilities Oversee the daily management of assigned residential and commercial properties. Serve as a primary point of contact for tenant questions, concerns, complaints, and property-related issues. Coordinate tenant move-ins, move-outs, renewals, and other occupancy-related activities. Prepare, organize, and maintain lease documentation and tenant records. Assist with rent collection, account follow-up, and documentation of tenant balances. Conduct or coordinate applicant screening, background checks, and rental qualification processes. Prepare and post tenant notices as required. Maintain accurate records of property activities, communications, tenant issues, leases, and financial matters. Enter and maintain information within property management and task-management systems. Monitor deadlines, follow-up items, and property-specific responsibilities. Help resolve tenant concerns and conflicts professionally and consistently. Maintain positive working relationships with tenants, property owners, vendors, contractors, and team members. Communicate with the maintenance team when tenant or property issues require maintenance involvement. Follow up with tenants regarding property-related concerns when appropriate. Escalate significant maintenance, tenant, financial, safety, or legal concerns to management when appropriate. Assist with improving property management procedures, workflows, and organizational systems. Perform additional property-management-related duties as assigned. Qualifications Previous experience in property management, real estate, leasing, facilities management, housing, or a related field preferred. Alaska real estate license preferred. Candidates without a current real estate license must be willing and able to obtain one within six months of employment. Strong organizational and time-management skills. Ability to independently prioritize multiple properties, tenants, requests, and deadlines. Strong written and verbal communication skills. Professional and confident customer-service skills. Strong problem-solving and conflict-resolution abilities. Detail-oriented with the ability to maintain accurate documentation. Comfortable working with property management software, databases, spreadsheets, email, and task-management systems. Experience with platforms such as AppFolio or similar systems is helpful. Ability to communicate effectively with tenants, property owners, maintenance personnel, contractors, and vendors. Dependable follow-through and a proactive approach to identifying and resolving problems. Compensation & Licensing The starting salary for this position is $52,000 per year . A current Alaska real estate license is preferred. Employees hired without a license will be expected to obtain their Alaska real estate license within six months of employment. Obtaining the required real estate license will result in an increase in compensation. Schedule This is a full-time, in-person position based at our Wasilla office. Property visits and travel to managed properties within the local area may also be required. Company vehicles are available for work-related travel. Mileage reimbursement is also available when an employee uses their personal vehicle for approved work-related travel.
