May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

The Urban Loft Co. is hiring a high-energy, sales-driven Property Manager to run the leasing and day-to-day operations of our Conway apartment community. This is a one-person office. You'll own the entire sales process from first call to signed lease, build genuine relationships with residents and vendors alike while keeping the property running like clockwork. Compensation & Benefits Base salary: $58,000/year Performance bonus: up to $10,000/year , tied directly to your leasing and renewal results This role requires residing on-site. The Urban Loft Co. provides a company residence at the property as a condition of employment, covering rent and utilities up to $1,250/month in value. Managers who select a unit priced above that amount are responsible for the difference through payroll deduction. Health insurance Dental insurance Vision insurance Paid time off What You'll Do Sales & Leasing Deliver high-energy tours that sell the all-inclusive lifestyle and create urgency to lease Own the full sales cycle — fast lead response, tour scheduling, and closing Track every tour, follow-up, and conversion in the CRM Consistently hit monthly leasing and renewal targets Resident Relations & Renewals Build relationships that keep residents renewing Get ahead of lease expirations with proactive renewal conversations Resolve resident concerns quickly and professionally Financial & Property Oversight Manage the property budget: timely rent collection, controlled expenses, minimal unapproved concessions Walk the property regularly to keep it market-ready and safe Inspect every move-out and coordinate turnover Manage vendors and contractors for quality, on-time work Independence & Ownership Run the show as the only on-site staff member Enforce lease terms and company policy with consistency and urgency What We're Looking For Proven sales experience — real estate, retail, hospitality, or service industry backgrounds all welcome Strong communicator who can create urgency and close with confidence Organized, detail-oriented, comfortable juggling multiple priorities solo Comfortable with CRM tools, email, and spreadsheets Professional presence and calm, effective conflict resolution No property management experience required — we'll teach you the industry if you bring the sales drive Success Looks Like Strong lead-to-lease conversion rate High renewal percentage, low unplanned vacancy Tours completed and follow-ups logged consistently Fast, high-quality unit turnovers Budget and rent-collection targets met Ready to run your own property and get paid for results?
