Licensed Property Manager & Real Estate Associate

Job Description

C Y Properties is seeking an organized and motivated California-licensed real estate professional to manage a portfolio of smaller residential properties and help us develop new property-management and brokerage business. This is primarily a part-time property-management position with a consistent hourly schedule. It also provides the opportunity to earn additional commission income through real-estate transactions conducted under our brokerage. The right candidate will enjoy working directly with property owners and residents, managing assignments independently, and following projects through to completion. This position has the potential to grow in hours and responsibility as our portfolio expands. Primary Responsibilities Manage an assigned portfolio of single-family homes and smaller multifamily properties Serve as a regular point of contact for property owners and residents Conduct property visits, inspections, and leasing appointments Coordinate maintenance requests and communicate with vendors Monitor vacancies, advertising, applications, and leasing progress Respond promptly to prospective property-management clients Assist with management proposals and new-property onboarding Maintain organized notes, records, time entries, and follow-up tasks Provide regular updates regarding property activity and unresolved issues Assist with temporary property coverage, leasing, and employee training when needed Help with occasional office and administrative responsibilities related to the managed portfolio Real Estate Opportunity In addition to the regular hourly position, the successful candidate will have the opportunity to conduct real-estate sales through C Y Properties. Potential opportunities may include working with: Current and prospective property owners Residential and multifamily investors Residents interested in purchasing a home Company-generated buyers and sellers Clients personally developed by the associate Real-estate transactions are not guaranteed and are separate from the regular hourly schedule. Commission compensation will be governed by a written agreement based on the source of the client and the associate's responsibilities in the transaction. Qualifications Active California real estate salesperson or broker license required License must be affiliated with C Y Properties' responsible broker before performing licensed activities Property-management, leasing, or real-estate experience strongly preferred Strong written and verbal communication skills Dependable, organized, and able to manage assignments independently Comfortable using property-management software, email, and online task-management systems Able to maintain a consistent part-time schedule Valid driver's license and reliable transportation Able to travel to properties throughout the Chico area Willing to maintain accurate time and activity records Compensation and Schedule $24-$28 per hour, depending on experience Approximately 20-30 hours per week Consistent schedule established at hiring Additional commission opportunities under a separate written compensation agreement Potential for increased hours and responsibility as the managed portfolio grows C Y Properties has served Chico-area property owners and residents for 20 years.
