May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Key Responsibilities Owner & Tenant Relations:
Serve as the primary point of contact for property owners and residents. Respond promptly to inquiries, provide regular property updates, and resolve resident concerns to maintain high satisfaction and lease renewal rates.
Leasing & Marketing:
Oversee the leasing cycle of vacant units. Coordinate property showings, market listings across top rental websites, and conduct thorough tenant screenings (credit, background, and reference checks) to secure highly qualified, long-term residents.
Operations & Compliance:
Manage day-to-day property operations in strict compliance with California landlord-tenant laws, local rent control measures, and Fair Housing regulations.
Maintenance & Capital Improvements:
Field tenant maintenance requests, coordinate with trusted vendors for timely repairs, manage turns (move-in/move-out inspections), and help coordinate minor capital improvements to maintain and enhance value in Class B/C assets.
Financial Administration:
Oversee timely rent collection, manage tenant delinquency procedures, and process invoices. Maintain clear financial records within property management software to assist in generating accurate monthly statements for owners.
Qualifications & Skills Experience:
Minimum 2-3 years of residential property management experience, with a proven track record managing Class B and Class C portfolios in Glendale or the greater Los Angeles area.
Licensing:
Active California Department of Real Estate (DRE) License is required.
Legal Knowledge:
Strong working knowledge of California landlord-tenant law, local rent control ordinances, eviction protections, and Fair Housing guidelines.
Technology:
Proficiency in modern property management software (experience with platforms like AppFolio, Yardi, or Rentec Direct is highly preferred).
Communication:
Exceptional verbal and written communication skills with a customer-service-driven mindset.
Problem-Solving:
Highly organized, detail-oriented, and capable of handling emergency maintenance coordination or sensitive tenant conflicts calmly and professionally.
