A Residential Community Manager manages operations for an apartment community. Responsible for the maintenance and profitability of the apartment community. May provide information about the community to prospective residents, troubleshoot issues with the buildings and community residents. May also review and approve new lease applications, or be responsible for negotiating and closing sales.

What You'll Do Lead your team: Hire, train, coach, and develop a high-performing on-site staff that lives out our mission every day.
Own the numbers:
Build budgets, control expenses, and drive NOI, occupancy, and retention — with authority to approve operational expenses up to $5,000 and check requests up to $1,000.
Master the systems:
Keep your team sharp on Yardi and CRM IQ, using every tool available to sharpen leasing, accounting, and reporting.
Fill the property:
Guide your leasing team, monitor traffic and renewal data, and execute marketing strategies that keep units full.
Protect the community:
Review and countersign leases, manage delinquencies and evictions, and work closely with legal counsel on Fair Housing compliance.
Build resident loyalty:
Plan monthly resident events, respond to concerns quickly, and create a community people are proud to call home.
Be the steady hand on-site:
Maintain a visible presence Monday-Friday, serve as the on-call contact for after-hours needs, and keep your property safe, clean, and running smoothly. Work smart with

Use approved AI tools to evaluate opportunities to streamline workflows, including identifying repetitive tasks suitable for automation, to draft announcements, communication templates, tenant notices, and report summaries while maintaining accuracy and professional tone, and critically review and verify AI-generated content for accuracy, confidentiality, compliance, and alignment with the Towbes Group standards.
