A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description
Responsibilities:
- Direct daily operations for one or more commercial properties, ensuring service standards, occupancy needs, and site performance expectations are consistently met.
- Serve as the main point of contact for tenants and ownership, resolving issues promptly and fostering productive long-term relationships.
- Lead on-site property management and engineering personnel by assigning priorities, providing guidance, and monitoring team performance.
- Prepare monthly operating reports, track property financial results, and support the development and administration of annual budgets.
- Oversee billing activity, collections, accounts payable and receivable, and reconciliation of operating expense recoveries to maintain financial accuracy.
- Interpret lease agreements and manage lease-related obligations, ensuring compliance with terms and proper documentation of tenant matters.
- Coordinate vendor sourcing, bid review, contract administration, and purchasing activities to support property operations and maintenance needs.
- Manage property inspections, tenant occupancy changes, improvement projects, and emergency preparedness efforts to protect assets and support business continuity. Requirements
- Minimum of 5 years of experience in property management, with strong preference for commercial office, retail, or industrial portfolio exposure.
- Bachelor's degree is preferred.
- Demonstrated ability to manage property operations, tenant communications, and vendor relationships in a detail-oriented environment.
- Experience with budgeting, financial reporting, rent collection, and accounts payable/accounts receivable processes.
- Working knowledge of lease administration and common area or operating expense recovery practices.
- Proven leadership experience involving staff oversight, coaching, training, or performance management.
- Ability to work on-site on a permanent basis in Irvine, California in a 100% in-office setting.
