May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

Company Overview Security Public Storage (SPS) is a family-owned and operated self-storage company with more than 53 facilities across California, Oregon, Nevada, Maryland, and Virginia. Job Summary We are seeking a highly motivated, career-oriented individual to join our team as a Co- Manager at our busy facility in Modesto, CA. This position typacally works Tuesday through Saturday from 9:00 AM to 6:00 PM. The ideal candidate thrives in a fast-paced, sales-driven environment and enjoys building strong relationships with customers. Compensation and Perks $18.75 per hour base pay 1.5% commission on gross monthly revenue above the threshold set at hire, with growth potential as rents increase. While this will likely pay $100-$150 per month initially, many long-term managers earn over $500/month from this component alone. 6.25% commission on all merchandise sales (locks, boxes, and packing supplies), paid monthly Combined compensation potential ranges from approximately $19.75 to $20.75 per hour , depending on sales performance. Key Responsibilities Oversee the day-to-day operations of the facility Work alongside team members to maximize sales, marketing efforts, occupancy, and revenue growth Provide outstanding customer service by addressing and resolving customer inquiries professionally Effectively sell storage units to phone, walk-in, and email inquiries using established Call Flow Guidelines Complete leases and related documentation accurately and efficiently Reduce delinquent accounts through phone, text, and email follow-ups Network with local businesses to increase community awareness and generate new business Conduct inventory audits and complete administrative tasks Maintain excellent curb appeal throughout the property, including sweeping units, cleaning hallways, and removing debris Assist with exterior cleaning and upkeep of the large facility grounds Qualifications and Skills Sales and marketing experience, or a strong sales-focused mindset Passion for interacting with customers and providing excellent service Strong attention to detail and organizational skills Enthusiasm for face-to-face networking and community engagement Proficiency with technology, including CRM systems, web browsers, and Microsoft Office Open to ongoing coaching and feedback Previous property management experience is a plus Additional Information This position does not include housing.
