Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Positive Investments, Inc. is seeking a Property Manager-III to take on core responsibilities for a property in the Moreno Valley, CA area. In this pivotal role, you will be directly responsible for the property's financial performance, reputation, and customer satisfaction. We are looking for a leader who can enhance cash flow while fostering a positive environment for both residents and staff.
What You'll Do Operational Excellence:
Oversee all day-to-day operations, including daily site inspections to ensure our standards for curb appeal and cleanliness are always met.
Financial Management:
Drive revenue by meeting occupancy goals, managing delinquency, and processing security deposit refunds and invoice coding with precision.
Team Leadership:
Lead, hire, and train a high-performing on-site team, providing regular coaching and performance evaluations to ensure company policies are followed effectively.
Resident Relations:
Act as the primary point of contact for resident disputes, renewals, and maintenance resolutions, ensuring a professional and prompt response to all concerns.
Strategic Marketing:
Implement comprehensive marketing plans-from signage and banners to resident retention programs-to stay ahead of market competitors.
ComplianceRisk:
Manage property liabilities, represent the property in legal proceedings, and ensure every leasing decision complies with Fair Housing and non-discrimination laws.
Maintenance Oversight:
Partner with the maintenance team to manage preventative schedules, vendor contracts, and safety inventories. What You Bring to the
Table Experience:
A minimum of 3 years of experience as a Property Manager or in a related trade.
Education:
High school diploma or GED required.
Technical Proficiency:
Professional experience with Yardi Property Management Software and Microsoft Office (Word, Excel, Outlook).
Communication:
Exceptional written and oral communication skills in English, with a strong focus on high-level customer service.
Analytical Skills:
Basic mathematical proficiency and the ability to analyze market surveys and financial data.
Adaptability:
The flexibility to adapt quickly to changing business needs and proprietary software.
Physical Capability:
