Job Description

Description We are looking for an Assistant Property Manager to support the daily administration and overall performance of a residential community. This is a Contract position suited for a detail-oriented individual who can balance resident service, operational coordination, compliance, and financial oversight in a fast-paced property environment. The ideal candidate will help maintain a safe, well-run community while working closely with staff, residents, vendors, and leadership to keep property operations organized and effective.
Responsibilities:
  • Oversee daily property operations to help maintain a safe, orderly, and welcoming community for residents and staff.
  • Support staff supervision by assisting with hiring coordination, onboarding, training, scheduling, and performance follow-up.
  • Maintain resident application and waiting list records in accordance with Fair Housing standards and applicable accessibility requirements.
  • Coordinate maintenance requests, preventive service schedules, and vendor activities to ensure timely completion of property needs.
  • Prepare documentation and site readiness for inspections, audits, and compliance reviews by keeping records complete and accessible.
  • Assist with financial administration by tracking property expenses, organizing records, supporting budget planning, and monitoring spending against approved targets.
  • Help manage rent collection, deposit tracking, occupancy reporting, and follow-up on delinquent balances in partnership with leadership.
  • Support leasing and resident file administration, including move-ins, recertifications, and record updates in line with regulatory requirements.
  • Conduct unit and property reviews, document findings, and coordinate follow-up actions such as work orders or resident notices when needed. Requirements
  • High school diploma or equivalent is required.
  • At least 1 year of supervisory or team leadership experience is required.
  • Previous experience in property management is preferred; a real estate license or property management certification is a plus.
  • Working knowledge of affordable housing programs such as HUD, Section 8, or Tax Credit compliance is preferred.
  • Proficiency with Microsoft Office 365 and the ability to learn property management and financial systems quickly.
  • Familiarity with accounting and administrative functions such as accounts payable, accounts receivable, billing, and budget tracking.
  • Strong organizational skills with close attention to detail and the ability to manage multiple priorities effectively.
  • Clear communication and interpersonal skills for working with residents, colleagues, vendors, and external partners.
