Live downtown. Your apartment is your pay. ERA Management is hiring a part-time On-Site Community Manager for Downtown Terrace, a 60-unit community in the heart of downtown San Luis Obispo, a short walk from shops, restaurants and the farmers market. Your pay is a 2-bedroom, 1-bath apartment (market rent $2,350/month) with an on-site parking space, provided as wages for about 12 to 13 hours of work a week. That is about $28,200 a year in housing value. It is a strong fit for someone with a flexible schedule, such as remote or part-time work or their own business, who wants to live downtown and take pride in where they live. You are the friendly, professional face of the community. Our office team handles leasing paperwork, rent, renewals and maintenance, so your time goes to the work that matters most on site. What you'll do Show available apartments to prospective residents, mostly weekday late afternoons and weekends Hand over keys, and complete move-in and move-out inspections with photos in our software Let vendors in, confirm what they fixed, and close out work orders Walk the property weekly and report anything that needs attention: trash, lighting, gates, parking Be a helpful point of contact for residents and pass questions to the right person on our team Send a short weekly update to your ERA manager Report to and speak directly with the property owner's team when needed, with clear, factual updates on the property Complete California park manager training (6 to 8 hours, paid) What this job is not Not a maintenance job. Licensed vendors do repairs. Not a 24/7 on-call job. Our after-hours line handles emergencies, and if you are asked to help, that time is paid. Not a full-time management career role. It is a well-defined part-time job with a very good housing benefit. AppFolio experience, local leasing experience, bilingual English and Spanish How the pay works The apartment is provided as your wages under a written California on-site employment agreement. You track all work time in our payroll system. The apartment covers about 56 hours a month at the California minimum wage. Please get approval before working past that point. All time worked above it is always paid hourly, at no less than minimum wage ($16.90/hour in 2026, $17.40/hour in 2027). Living on site is a condition of the job, and the apartment goes with the position.
