This role ensures exceptional resident service, maintains high property standards, manages leasing and marketing efforts, coordinates vendor services, and partners with the off‑site Property Management team to maximize the community's performance. The ideal candidate is polished, energetic, detail‑oriented, engaging, and highly skilled in problem‑solving and communication.
Key Responsibilities:
Property Operations & Leadership Oversee day‑to‑day operations of the apartment community Maintain strong resident relationships and deliver excellent customer service Ensure compliance with company policies, Fair Housing laws, and landlord‑tenant regulations Represent the community as the owner's agent in court‑related matters Attend required management and training meetings Lead seasonal resident events and community‑building activities Maximize the profitability and performance of the property Leasing & Marketing Implement creative marketing and social media strategies to attract prospective residents Conduct quarterly market surveys of comparable properties Manage the full leasing cycle: generating traffic, touring, following up, and closing leases Process applications, screen prospective residents, and complete rental agreements Maintain accurate resident files, ledgers, and documentation Financial & Administrative Management Collect rent and other payments; maintain accurate financial records Issue notices including lease violations, late rent notices, evictions, rent increases, and renewals Ensure accuracy and organization of all paperwork and resident files Maintenance & Vendor Coordination Respond to resident service requests and schedule maintenance personnel Order parts and supplies as needed Conduct daily property inspections and address maintenance or curb‑appeal deficiencies Coordinate landscaping, irrigation adjustments, and overall exterior presentation Solicit, review, and manage bids for maintenance and vendor services Oversee move‑ins, move‑outs, and unit turnover Maintain organized, hazard‑free maintenance and storage areas Respond to after‑hours maintenance emergencies and coordinate third‑party assistance Requirements High School diploma or GED Experience in sales or customer service Ability to work irregular schedules, including weekends and holidays Willingness and ability to live on‑site if required Proficiency in email communication and Google Sheets Strong professional written and verbal communication skills Basic math proficiency Dependability, punctuality, and a positive attitude Strong work ethic with leadership and motivational ability Ability to exercise independent judgment, maintain confidentiality, and take initiative Customer‑focused mindset with fairness and consistency Knowledge of State and Federal Landlord‑Tenant and Fair Housing laws Reliable transportation and a good driving record No prior evictions; must pass drug screening and criminal background check Physical & Environmental Requirements Ability to climb stairs and walk the property daily Repetitive hand and wrist motion for computer use and report writing Normal vision for paperwork and data entry Normal hearing and speech for communication with residents, vendors, and staff Emotional stability and maturity to multitask and handle stressful situations Ability to work in an office setting with daily exposure to outdoor elements Ability to follow safety protocols, use PPE, lift properly, comply with OSHA, and maintain SDS Occasional travel by personal vehicle
