Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description
•Reduced rent of $500 (plus utilities) at a ground level, one bedroom/one bath apartment. Job Summary We are seeking a dedicated, Residential On-Site Supervisor to oversee residential rental units in the Downtown Watsonville Area . The ideal candidate would be able to check in on various locations to ensure properties are tidy, be able to do basic maintenance tasks, be reliable, report any issues, have customer-focused mindset, and an understanding of property management principles. This role requires effective communication and organizational abilities to ensure the satisfaction of residents while maintaining the property's standards. Est +/- 10 hours a week. Duties Show vacant units as scheduled. Deliver or post notices. Conduct regular inspections of the property to ensure it meets safety and quality standards. Collaborate with maintenance staff to coordinate work orders. Provide exceptional customer service by addressing resident inquiries and resolving issues promptly. Lite maintenance (plunging drains, changing batteries, etc.) or janitorial services Qualifications Proven experience in property management or a related field is preferred. Knowledge of daily upkeep and tasks related to property management. Excellent communication and interpersonal skills to effectively interact with residents and staff. Ability to work independently while managing multiple tasks efficiently. Bilingual English / Spanish Text, email, and ability to use an iPhone. Clean driving record.
