The Level 2 Property Manager is an intermediate-level position for iTrip Aspen Snowmass, a small short-term vacation rental property management company locally owned and operated. This Level 2 position focus area is working on work orders and projects requiring intermediate to advanced maintenance skills. Level 2 employees have an opportunity to grow with the company to advance to a Level 3 position. There is job training and opportunities to learn, grow, and advance. This position directly reports to a Level 3 Senior Property Manager. This position has administrative and hands-on work responsibilities. Responsible for providing the highest level of quality and customer service in vacation rental properties. The objective is to meet or exceed property owners and rental guests' expectations for a 5-star guest experience. These responsibilities shall be completed by performing the outlined job functions and responsibilities yourself and through the use of general contractors and vendors. This position is full-time, requiring the hours necessary to complete the tasks assigned or work necessary to provide professional and high-quality services for our owners and guests or other services requested by the Company Owners. These responsibilities shall be completed per company policies with the company's core values in mind. Property Manager Job Expectations (Subject to change; Set schedules different then outlined below may be granted based on business need):
Maintenance :
Troubleshoot and perform in property repairs as needed. Coordinate outside vendors where professional repairs are needed. DOD - Director of the Day as needed : Oversees assigned day-to-day operations of iTrip Aspen Snowmass when scheduled to be the DOD and follows specific DOD responsibilities. DOD training provided and will start being when ready.
Hours of Work :
40 hours per week; 5 days a week, 8-hour shifts or 4 days a week, 10-hour shifts; occasional 40 plus weekly hours will be needed to complete tasks.
Weekends :
1-2 weekends (Saturday & Sunday) per month.
On-Call Shifts :
1 to 2 on-call shifts per week (12pm-10pm) and on-call overnight availability for guest emergencies.
Travel :
Work travel in Aspen and Snowmass. Use of company trucks is available based on a rotating truck schedule. Use of a personal vehicle is still needed and Colorado driver's license required. Essential Job Functions and Responsibilities :
Create, schedule, complete, and manage daily/weekly work orders for housekeeping, maintenance, guest services as needed Submit work orders per Work Order Rules Policy with clear and actional communication Ensure completion of work order assignments and update work orders where needed Complete unit inspections and seasonal inspections Coordinate and schedule repairs, improvements and deliveries completed by outside vendors on a variety of projects (e.g. heat, plumbing, furniture arrivals) and is responsible for delegation and supervision of these duties as needed Work with Homeowner Liaison and homeowners to schedule deliveries, construction projects, repairs, and remodels Support Homeowner Liaison in completing homeowner onboarding and pre-arrivals; adapt and communicate owners' priorities Manage and oversee owner remodel projects to ensure timely completion through communication with owners, contractors, and designers Manage and oversee guest impactful maintenance issues inside the vacation rental and ensure guests and homeowners receive information in a timely manner Communicate with vendors, contractors, and owners regarding timelines and setbacks, and communicate with Guest Services team to ensure proactive information is shared with guests and homeowners Utilize Help Articles and checklists and update and create Help Articles as needed Participate in weekly Operations Meetings and other scheduled meetings Demonstrate company's core values of teamwork, accountability, improvement, service, and communication and document examples Engage with the Entrepreneurial Operating System (EOS); create and keep track of to-do's, rocks, and issues digitally in Ninety.io (training provided on EOS and Ninety.io)
Minimum Knowledge, Qualifications, and Skills:
Intermediate or advanced maintenance skills Proficiency in vendor management Skilled in preventive maintenance practices Administrative expertise Excellent organizational, communication and interpersonal skills High level of attention to details and ability to multi-task on different projects Possess or acquire within 90 days computer skills needed to complete job-specific competencies (Software/Technology includes but not limited to: iTrip Admin Hub, Nine.io, Slack, Avochato, Google Suite, Dropbox)
Qualifications and Physical Requirements:
Minimum 2-3 years property management maintenance required Experience in the vacation rental industry is a plus Own reliable vehicle and have a valid Colorado Driver's License Must live in close geographic proximity, only applicants living from Carbondale to Aspen, Colorado will be considered Be a self-starter and team player - work well individually and with a diverse team Be solution-oriented with strong problem-solving abilities Be a forward-thinker and deadline driven Ability to stand and walk for extended periods of time Flexibility to bend, stoop, squat, kneel, and twist Capability to reach overhead and below the waist Regular pushing, pulling, and lifting of objects weighing up to 25 pounds Occasional lifting or moving of objects weighing up to 50 pounds
Compensation and Benefits :
