Storage Etc. is a leading self-storage property management company. Founded in 2000 and headquartered in Los Angeles, we manage 20+ properties across three states with 70 employees who take pride in the work. We're stable, well run, and big enough to offer real career growth, while small enough that every manager matters. The Opportunity As Assistant Property Manager of our Westminster location, you'll serve as the primary support on site, assisting the Property Manager with operational excellence for the location. Assistant Property Managers contribute to a successful property by running an organized office, engaging positively with customers, earnestly following up on leads, maintaining existing business relationships with clients and vendors, and communicating clearly with the entire management team. An additional aspect to this position is helping with management of our 2 Denver Area FlexWorks facilities. These facilities offer small-bay industrial spaces that allow tenants to operate their business in. You will help with light maintenance, rent collection, sales, phone calls, and vendor management. This will be a small part of your work time but an important aspect of the role. What You'll Own Ensure consistent operational standards, customer experience, and compliance. Collaborate with Property Manager on site-level strategy.
Deliver outstanding customer service:
handle walk-ins, phone inquiries, and lease units with professionalism and warmth. Drive occupancy and revenue through proactive lead follow-up, delinquency management, and relationship-building.
Manage daily operations:
open and close the office, handle petty cash, bank deposits, and daily/weekly/monthly reporting. Keep the property in top condition: daily lock checks, visual inspections, unit cleaning, and minor maintenance. Maintain accurate tenant records and assist with auctions and vacates per legal and company requirements. Compensation & Schedule Base pay: $21.00 per hour Annual bonus potential: up to $5,000 (paid monthly and quarterly based on performance) Healthcare, dental, and vision coverage 401(k) with company matching Paid time off
Schedule:
Thursday - Monday, 9:30 AM-6:00 PM (Sat. 8:30 AM-5:00 PM, weekends required) Who We're Looking For The right candidate is a team player, takes ownership seriously, and wants a role with actual scope. You don't need a self-storage background—we'll train you. You do need to be the kind of person who raises the bar wherever they work. Required Strong organizational skills and attention to detail—nothing falls through the cracks on your watch Comfortable in a customer-facing environment: confident, warm, and professional in person and by phone Proficient in Microsoft Word, Excel, and Outlook Fluent in written and spoken English Reliable commute to Westminster, CO High school diploma or equivalent Bonus Points (Not Required) Prior self-storage or property management experience Familiarity with self-storage management software or automated gate systems Additional language skills—note in your resume or cover letter College Degree Physical Requirements This role combines office work with active property management: extended time at a desk, regular walks of the property, cleaning vacated units, and occasional lifting.
