Job Description An established and growing property management organization is seeking an experienced Property Manager to lead the day-to-day operations of a residential community in New Haven, CT. The Property Manager will oversee all aspects of property operations, including leasing, maintenance, resident relations, financial performance, team leadership, and overall property performance. Duties and Responsibilities Manage onsite staff and collaborate with corporate teams regarding rental rates, renewals, and other property initiatives. Lead Leasing and Maintenance teams to maximize occupancy and ensure established leasing and marketing procedures are followed. Direct maintenance operations to ensure property and grounds standards are maintained while managing programs and projects within budget. Address and resolve resident concerns in a timely and professional manner. Prepare the annual property budget for approval and provide monthly financial and variance reporting. Oversee purchase orders, invoicing, rent collection, and applicable processes related to non-payment. Solicit and evaluate vendor bids for property projects and submit recommendations for approval. Participate in recruiting, interviewing, hiring, and onboarding new team members. Manage employee performance, including training, coaching, progressive discipline, and annual performance reviews. Foster a collaborative team environment and promote employee engagement. Ensure property operations are conducted in accordance with applicable policies, procedures, and Fair Housing requirements. Supervisory Responsibilities Directly supervise employees within the Maintenance and Property Operations departments. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; evaluating performance; recognizing and developing employees; addressing performance concerns; and resolving workplace issues. Qualifications High school diploma or GED required. Fair Housing Certification required. 3-5 years of residential property management experience required. 1-3 years of supervisory experience required. Proficiency with Microsoft Office Suite and property management software; OneSite experience preferred. Experience with purchase order and invoice processing. Strong understanding of leasing, resident relations, maintenance operations, budgeting, and financial reporting. What We Offer Salary:
