Overview We are seeking an experienced and hands-on Operations Manager to oversee the day-to-day physical operations of a commercial shopping center. The Operations Manager is responsible for ensuring the property is maintained in a safe, clean, and efficient manner while managing maintenance programs, vendor relationships, capital projects, life safety systems, security coordination, and operational budgets. The ideal candidate will possess strong leadership skills, commercial property operations experience, and the ability to manage multiple priorities in a fast-paced retail environment.

Essential Duties & Responsibilities:

Property Operations & Maintenance

• Oversee the daily operations, maintenance, and appearance of the shopping center.
• Conduct routine property inspections to identify maintenance, safety, and operational issues.
• Ensure common areas, parking lots, landscaping, lighting, and building systems are maintained to company standards.
• Coordinate preventive maintenance programs and repair schedules. Vendor & Contractor Management
• Manage third-party vendors, contractors, and in-house service providers, including janitorial, landscaping, security, HVAC, electrical, plumbing, and waste management services.
• Obtain and review vendor proposals and bids.
• Monitor vendor performance and ensure compliance with contractual obligations.
• Verify contractor insurance certificates and safety requirements. Safety & Risk Management
• Maintain compliance with OSHA regulations and company safety standards.
• Conduct regular safety inspections and address identified hazards.
• Coordinate emergency response procedures and property preparedness plans.
• Ensure proper operation and testing of life safety systems, including fire alarms, sprinkler systems, and emergency equipment.
• Work closely with local emergency responders and public safety agencies when necessary. Facilities Management
• Coordinate repairs, renovations, and property enhancement projects.
• Monitor project timelines, budgets, and contractor performance.
• Maintain accurate records of maintenance activities and capital expenditures. Financial Oversight
• Monitor expenses and identify cost-saving opportunities.
• Review invoices, purchase orders, and service contracts for accuracy.
• Ensure operational expenditures remain within approved budgets. Security & Tenant Support
• Coordinate with security personnel to maintain a safe environment for tenants, customers, and employees.
• Respond to operational emergencies and after-hours situations as needed.
• Support tenant requests related to building systems, maintenance concerns, and operational issues.
• Build and maintain positive relationships with tenants and business partners. Team Leadership
• Supervise maintenance staff, contractors, and operational vendors.
• Provide leadership, training, and performance management.
• Foster a culture of accountability, safety, and customer service.

Qualifications:

Required

• High school diploma or equivalent required; associate or bachelor's degree preferred.
• Minimum of 2-4 years of commercial property operations, facilities management, commercial building maintenance, or related experience.
• Experience managing vendors, contractors, and service providers.
• Strong knowledge of building systems including HVAC, electrical, plumbing, roofing, and life safety systems.
• Proficiency with Microsoft Office Suite.
• Strong organizational, communication, and problem-solving skills.
• Ability to work independently and make sound decisions. Preferred
• Shopping center, retail, commercial real estate, or mixed-use property experience.
• OSHA training or safety certifications.
• Facilities Management, Building Systems, or Property Management certifications.
• Experience managing capital projects and budgets. Physical Requirements
• Ability to walk the property for extended periods.
• Ability to climb ladders, access rooftops, and inspect mechanical spaces.
• Ability to lift and carry up to 50 pounds.
• Ability to work indoors and outdoors in varying weather conditions.
• Must be available for emergency response and occasional after-hours calls.
