Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

Overview Join our dynamic and growing company as a Property Manager overseeing the daily operations, maintenance, and overall management of our industrial properties. This role is vital to ensuring our properties are well-maintained, operate efficiently, meet safety and compliance standards, and provide an exceptional experience for our tenants and stakeholders.
  • Proactively manage rent collection and other tenant charges in accordance with lease terms; report accounts receivable status and recommend appropriate action.
  • Drive tenant retention through proactive tenant relations, consistent communication, and effective resolution of concerns.
  • Prepare and deliver accurate annual operating budgets and monitor expenses
  • Review and approve accounting lease setups, amendments, and changes.
  • Meet regularly with the Senior Property Manager to provide updates on building operations, tenant matters, and outstanding issues.
  • Coordinate tenants move-ins and move-outs, including walkthroughs; ensure all move-in/ out activities are properly documented and communicated, and follow up to support a smooth transition.
  • Oversee vendor performance to ensure services are delivered in compliance with company policies, procedures, regulations, and contractual obligations.
  • Review, approve, and process vendor invoices and related accounting activities.
  • Ensure all Tenant and Vendor insurance certificates remain current and compliant.
  • Ensure weekly inspections are completed; recommend and approve maintenance, repairs, and capital improvements; contract for and coordinate vendors.
  • Coordinate emergency preparedness and response planning in collaboration with the Senior Property Manager; document plans, confirm readiness, and report on resources, supplies, and recovery preparations.
Oversee and coordinate tenant improvement projects, working closely with tenants, contractors, and vendors to ensure work is completed in accordance with lease requirements, approved scopes, timelines, and property standards.
  • Maintain vacant spaces in "tour-ready" condition, ensuring cleanliness, working building systems (lights, plumbing, garage doors, etc.), and presentation.
  • Collaborate with leasing agents to support leasing efforts as needed.
  • Perform other duties as assigned.
This is an in-person 9-5 role. The position requries the Property Manager to be based out of an office in Bradenton, FL overseeing properties in Bradenton (zip code 34203) and Palmetto (zip code 34221).
Requirements:
Experience with yardi, minium experience of 3-5 years in Commercial Property Managment Health and vision insurance benefits, 401k
