Responsible for the overall day-to-day operations of the asset by performing the following duties. Duties and Responsibilities include the following. Other duties may be assigned. 1. Responsible for daily inspections of community. 2. Oversees all aspects of maintenance. 3. Responsible for collection of rent, fees, and security deposits. 4. Oversees all marketing. 5. Ensures site is stable at maximum occupancy. 6. Responsible for budgeting, forecasting, and expense control. 7. Manages leasing activity and workflow. 8. Tracks compliance protocol and file procedures. 9. Processes all payables and maintains good vendor relations. 10. Maintains curb appeal. 11. Responsible for resident relations and resident attention. 12. Responsible for daily reporting on financials and site statistics. 13. Reviews delinquent charges and outstanding payables on a daily basis. 14. Responsible for daily bank deposits. 15. Processes late notices and eviction filings. 16. Assists with resident complaints and resolutions. 17. Facilitates unit turn and preventative maintenance schedule. 18. Ensures all compliance requirements are consistently met. 19. Monitors staff training. 20. Monitors work order completion and follow up. 21. Monitors and completes payroll. 22. Analyzes market trends and completes market surveys. 23. Conducts random unit inspections. 24. Processes reports using Microsoft Office. 25. Ensures residents are abiding by the lease agreements and addendums. 26. Works with community groups on resident programs and services. 27. Inspects all make readies, move-outs, and processes SD refunds. 28. Processes all notice of claims within required timelines. 29. Assists and/or handles any additional directives from any supervisors. 30. Ascertains bids for capital work and projects. 31. Completes incident reports and follow ups. 32. Completes last minute requests by RPM.
Supervisory Responsibilities:
Manages one subordinate supervisor who supervise a total of three to eight employees in the Maintenance and Leasing Departments. Is responsible for the overall direction, coordination, and evaluation of these units. Also directly supervises one to two nonsupervisory employees. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Computer Skills:
To perform this job successfully, an individual should have knowledge of Microsoft Word, Microsoft Excel, Yardi, and internet software.
Education/Experience:
Associate's degree (A.A./A.S.) or equivalent from two-year college or technical school; or four to six years related experience and/or training; or equivalent combination of education and experience.
Specialized Training:
IRS Section 42 experience Familiar with LIHTC bonds and requirements
Certificates and Licenses:
Valid driver's license Fair housing training
