About the Opportunity (Confidential) An established residential property management company in Broward County is seeking an experienced, results-driven Property Manager to take full ownership of a 240+ unit portfolio. The portfolio includes a 127-unit apartment community with a pool, several two-story townhome communities (2-3 bedroom), and smaller apartment buildings. This is a hands-on leadership role for someone who doesn't wait for problems to be solved. You'll be expected to find them, fix them, and report back that they're closed. We are looking for an operator, not a caretaker. What You'll Own Occupancy & Leasing Drive occupancy growth across the portfolio with clear weekly targets and action plans Lead, coach, and hold accountable a team of leasing consultants; review activity, conversion, and follow-up weekly Monitor pricing, vacancy, traffic sources, and lead conversion, and adjust strategy based on the data Unit Turns & Maintenance Set turn priorities and manage the unit turn supervisor and turn technicians to get vacant units rent-ready fast Direct work order technicians, ensure work orders are completed, documented, and closed in the property management software Conduct regular property walks and hold the team to consistent quality standards Code Compliance & Property Condition Own all city/municipal code compliance for the portfolio: track every notice, assign corrective action, set deadlines, and follow up until resolved and closed with the city Proactively identify and correct issues before they become violations Vendors & Purchasing Manage vendor relationships including landscaping, cleaning, pressure washing, carpet cleaning, and specialty contractors Obtain and compare bids, negotiate pricing and scope, and hold vendors to contract terms and schedules Create and reconcile purchase orders accurately and on time; stay within budget Financial Performance & Reporting Read, interpret, and act on operational reports: rent roll, occupancy, delinquency, work order aging, unit turn status, and vacancy Manage delinquency in line with company policy and support collections Communicate performance, risks, and results to leadership with clear status updates, without being asked What an A Candidate Looks Like Follows through, every time. Requirements 3-5+ years of residential property management experience, including managing 200+ units or multiple sites Proven track record of increasing occupancy and reducing delinquency (please be ready to share numbers) Experience supervising leasing and maintenance staff Direct experience handling municipal code enforcement notices and violations Strong vendor management, bidding, and negotiation experience Proficiency with property management software (AppFolio preferred; Yardi, RealPage, or similar considered) and Excel/Google Sheets Strong written and verbal communication; bilingual English/Spanish a plus Valid driver's license and reliable transportation (travel between communities required) Florida real estate license a plus Compensation & Benefits Competitive base salary Monthly performance bonuses tied to occupancy, delinquency, and unit turn production PTO, health, mileage
