Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

We are seeking an experienced Property Manager to oversee the day-to-day operations of assigned residential properties. This role is responsible for maximizing asset value, tenant satisfaction, and financial performance. Experience with new construction projects, condominium turnovers, and developer transitions is highly preferred. Responsibilities Manage all operational aspects of assigned properties Conduct property inspections and coordinate maintenance and repairs Build and maintain strong relationships with owners and tenants Negotiate and manage vendor and contractor agreements Oversee rent collection, operating expenses, and accounts receivable Prepare, manage, and monitor annual budgets and financial performance Supervise on-site staff and evaluate performance Ensure compliance with all applicable property management regulations Coordinate and manage condominium turnovers from developers to associations Oversee the startup and operational transition of newly constructed residential communities Work closely with developers, contractors, engineers, consultants, and association boards during turnover and transition periods Assist with pre-turnover inspections, punch list reviews, warranty claims, and transition documentation Develop operational plans, staffing, budgets, and vendor contracts for new properties Identify and develop new business opportunities Stay current with market trends and industry best practices Requirements Condominium Association Management (CAM) License Proven experience as a Residential Property Manager Experience with new construction residential projects, condominium turnovers, and developer-to-association transitions Strong understanding of property management operations and financials In-depth knowledge of applicable laws and regulations Knowledge of Florida condominium turnover requirements and developer obligations preferred Proficiency in MS Office and property management software Strong customer service and financial acumen Excellent communication, organization, and time-management skills
