May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

The Role The Property Manager•Owner Success is responsible for the overall success of an assigned portfolio of luxury vacation homes.
Your primary responsibility is simple:
Give owners confidence that their home is being cared for. You will be the primary relationship manager for your homeowners while coordinating with our Maintenance, Housekeeping, Reservations, Revenue, and Leadership teams. Light maintenance and inspections You are expected to own the outcome. That means making sure the right person is assigned, communication happens, work gets completed, the homeowner is informed, and the loop gets closed. Your Four Primary Responsibilities 1. Owner Success You are the primary point of contact for your assigned homeowners.
You will:
Build strong, long-term relationships with owners. Proactively communicate property updates, wins, concerns, and recommendations. Respond quickly when homeowners contact us. Communicate problems early rather than allowing owners to discover them later. Monitor key property information including revenue, occupancy, reviews, maintenance, and recurring concerns. Help owners understand what is happening with their property and what we recommend. Follow through on commitments and close the loop when issues are resolved. Help maintain strong owner satisfaction and retention. Owners should never be left wondering. 2. Home Stewardship You are accountable for knowing the condition of the homes you manage.
You will:
Conduct regular property walkthroughs and quality-control inspections. Ensure homes are clean, working, safe, and presentation-ready. Identify maintenance concerns before they become larger problems. Look for patterns and recurring issues rather than repeatedly treating symptoms. Protect the condition and long-term value of each home. Verify that significant repairs and corrections have actually been completed. Work with Housekeeping and Maintenance when a home is falling below Destin Dreamers standards. Recommend preventative maintenance and property improvements to owners when appropriate. A great Property Manager should regularly find issues before the guest or homeowner finds them. 3. Issue Ownership Problems will happen. Your responsibility is to make sure they don't disappear into a black hole.
You will:
Review significant property and maintenance issues affecting your assigned homes. Determine priorities and coordinate with the appropriate team. Ensure work is assigned and documented in Breezeway. Coordinate with the Maintenance and approved vendors when necessary. Make sure unresolved issues have a clear next step, responsible person, and expected completion date. Communicate significant issues and repair recommendations to homeowners. Verify completion of important repairs. Ensure photos, notes, approvals, invoices, and supporting documentation are complete when required. Handle major property-related guest escalations when management involvement is appropriate. 4. Property Performance & Improvement You should understand how each home in your portfolio is performing.
You will:
Monitor revenue, occupancy, guest reviews, maintenance history, and owner concerns. Identify trends that require attention. Work with Revenue and Marketing when performance concerns arise. Identify property improvements that could improve guest experience, protect the home, or increase performance. Review property-related expenses for accuracy. Ensure significant expenses are communicated to owners according to company policy. Help identify opportunities for continual improvement. You aren't expected to personally control every property's revenue. You are expected to know when something isn't working and help get the right people involved. What Success Looks Like This position will be measured by outcomes—not simply activity. Owner Communication 95% of owner communications acknowledged within company standards. Owners receive proactive communication regarding significant issues. Owners aren't required to repeatedly ask for updates. Issue Resolution 90% of owner/property issues resolved within 24 hours when reasonably possible. 100% resolved within seven days or have a clearly documented plan, exception, and owner communication. Completed issues are confirmed and closed with the owner when appropriate. Property Care Assigned homes receive required Property Manager quality-control walkthroughs. Significant property concerns are documented and addressed. Preventative issues are identified before becoming major problems whenever possible. Homes consistently meet Destin Dreamers standards for being clean, working, and safe . Documentation & Follow-Through Significant property jobs are properly documented in Breezeway. Open issues have a clear owner and next action. Important repairs are verified before being considered complete. Property-related expenses are properly documented and communicated. Qualifications 2+ years of experience in property management, vacation rentals, hospitality, operations, or a related field preferred. Not required, but preferred. Excellent written and verbal communication skills. Strong organization and follow-through. Strong problem-solving and decision-making skills. High attention to detail. Ability to manage multiple properties, projects, and priorities. Comfortable working with homeowners, guests, vendors, and team members. Comfortable using technology and learning new systems. Experience with Breezeway, Streamline, Google Workspace, or similar systems is a plus. Valid driver's license. Reliable transportation. Ability to travel regularly between properties throughout Destin and Miramar Beach. Preferred Experience Experience in any of the following is especially valuable: Short-term rental management Vacation rental operations Luxury hospitality Residential property management Owner or client relationship management Maintenance coordination Vendor management Destin, Miramar Beach, Santa Rosa Beach, or 30A vacation rentals New Property Onboarding Property Managers may also support the onboarding of new homes by: Conducting initial walkthroughs. Identifying property needs. Establishing owner expectations. Coordinating with Maintenance, Housekeeping, Photography, Marketing, and Reservations. Helping ensure new homes meet Destin Dreamers standards before launch. Onboarding is a collaborative responsibility and should not interfere with the Property Manager's primary responsibility for existing homeowners and homes. Schedule This is a full-time, on-site position based in the Destin area. Vacation rentals operate seven days a week, so flexibility is required. Scheduled for 5 days. The normal schedule is generally based around daytime business hours, but the position may include: Saturdays as scheduled. Occasional Sundays or holidays.
