Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Position Summary We're looking for an experienced Property Operations Manager to lead our local team and oversee the day-to-day performance of our vacation rental properties in the New Smyrna Beach area . This is a hands-on leadership role for someone who enjoys keeping people, properties, and vendors organized. You'll oversee property readiness, coordinate maintenance and inspections, support your team, resolve escalated guest and homeowner concerns, and make sure our homes consistently meet company standards. The right person is a steady, proactive leader who can manage multiple priorities without losing sight of the details. You should be comfortable making decisions, solving problems in real time, holding others accountable, and building strong relationships with employees, vendors, homeowners, and guests. If you have experience leading a team in vacation rentals, hospitality, property management, facilities, or a similar service-based operation , we'd love to hear from you. What You'll Do Lead daily property operations to ensure vacation homes meet company standards for cleanliness, maintenance, presentation, and guest readiness Supervise and support local team members, including inspectors and maintenance personnel Coordinate vendors, contractors, inspections, maintenance, and inventory Create staff and on-call schedules based on operational needs Conduct or coordinate property inspections and address issues before guest arrival Troubleshoot property concerns and coordinate repairs and maintenance when needed Serve as a point of contact for escalated homeowner and guest concerns Build productive relationships with homeowners, guests, employees, vendors, and contractors Ensure properties are properly stocked, presented, secured, and prepared for upcoming reservations Monitor operational expenses and work within established budgets Maintain company cleaning, inspection, safety, and property-care standards Support hurricane preparation, emergency response, and property security procedures
What We're Looking For Required:
2+ years of leadership or supervisory experience , including experience coaching and developing team members Experience coordinating vendors, contractors, maintenance, property operations, or service teams Strong organizational, time-management, and problem-solving skills Ability to prioritize and respond effectively when operational issues arise Comfortable working with budgets and basic financial information Strong written and verbal communication skills Proficiency with Microsoft Office and the ability to learn new technology and software Valid driver's license and reliable transportation Ability to lift up to 50 lbs. and travel between properties throughout the workday Ability to work a full-time schedule that includes weekends Must live within approximately 25 miles of
New Smyrna Beach, FL Preferred:
Previous experience in vacation rentals, hospitality, property management, facilities management, or a related industry Compensation Base salary: $50,000
  • 55,000 annually Bonus potential: $5,000
  • 10,000 Total potential compensation: $55,000
