The Property Care Specialist (PCS) Manager is a hands-on leadership role responsible for overseeing the Property Care Specialist team and property inspectors while also managing an assigned portfolio of homes. This position plays a key role in maintaining exceptional property standards, ensuring accurate and timely reporting, supporting owner satisfaction, and keeping field operations organized and efficient. The PCS Manager provides coaching, accountability, and day-to-day support to the team while working closely with Housekeeping, Hospitality, Maintenance, and Operations. The ideal candidate is a strong leader who is highly organized, detail-oriented, comfortable working in the field, and able to balance team leadership with direct property responsibilities. Team Leadership & Development Lead, support, and provide day-to-day direction to Property Care Specialists and property inspectors. Establish consistent expectations for property care, reporting, communication, and service standards. Review Breezeway inspections and reports for accuracy, consistency, thoroughness, and attention to detail. Identify performance gaps and provide coaching, training, and development as needed. Support workload distribution and coverage across the PCS team. Serve as an escalation point for complex property issues and operational challenges. Partner with the Director of Operations regarding team performance, staffing needs, training, and process improvements. Help build an accountable, collaborative, and high-performing Property Care team. Scheduling & Operational Coordination Coordinate PCS schedules, coverage, and priorities based on property needs and turnover activity. Align property care responsibilities with housekeeping and turnover schedules to ensure homes are guest-ready. Facilitate communication between Property Care Specialists, Housekeeping, Hospitality, Maintenance, and other operational teams. Maintain accurate workflow documentation within Kalos systems. Adjust schedules and coverage as operational needs change. Identify recurring operational challenges and work with leadership to develop long-term solutions. Quality Control & Property Standards Conduct periodic property quality inspections and spot checks. Ensure consistent presentation, cleanliness, maintenance, and readiness standards across managed homes. Identify recurring property issues, trends, and areas of operational risk. Work with Property Care Specialists and inspectors to correct quality concerns and improve consistency. Develop and monitor corrective action plans when necessary, ensuring issues are followed through to resolution. Oversee off-season property projects and improvement initiatives. Owner Relations & Portfolio Growth Serve as a trusted point of contact for homeowners, providing timely, professional, and solutions-focused communication. Build strong owner relationships that support satisfaction, trust, and long-term retention. Partner with leadership to identify opportunities to improve the owner experience. Participate in homeowner meetings, property walk-throughs, and onboarding as needed. Support warm, referred, and nurtured prospective owner opportunities. Represent Kalos professionally and communicate the company's services and value to prospective homeowners. Collaborate with leadership and business development efforts to support responsible portfolio growth. Identify opportunities for referrals, additional services, or portfolio expansion within existing owner relationships.
