A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.
Blue Breezy Stays is a boutique vacation rental management company on 30A. We manage high-quality homes for owners who expect them treated like their own. We are small, growing, and we run on strong systems. We are hiring a Property Operations Coordinator to own the condition and guest-readiness of every home we manage. What this role is You are our eyes, hands, and standard on the ground.
You will:
Inspect every property after each clean and before every guest arrival Complete a full condition inspection on every home, every month: HVAC filters and drain lines, water heaters, caulk and grout, fixtures, appliances, decking, outdoor furniture Hold our cleaning partner to our standard and log every miss Plan maintenance around the booking calendar, meet vendors on site, and close items out Verify safety compliance: signage, extinguishers, smoke and CO detectors, pool barriers, storm prep Handle the on-site work to bring new properties live: walkthrough videos, appliance documentation, receiving inventory, installing signage and smart-home devices Cover guest messages on Mondays as backup This is a field role. You will spend most of your day in your car and inside properties, not behind a desk. Schedule Thursday 11 to 5, Friday 11 to 6, Saturday 11 to 6, Sunday 11 to 6, Monday 11 to 5. All Central. About 33 hours per week, year-round. Tuesday and Wednesday off. Weekend availability is required and non-negotiable. Guest arrivals cluster Thursday through Sunday. For the right person there is a path to 35 to 40 hours. Pay and growth $22 to $26 per hour depending on experience. Mileage reimbursed at the IRS standard rate. 90-day review with a pay step tied to full ownership of new property onboarding. We expect to grow the portfolio steadily. This seat can become full-time and then Head of Operations. If you want to build and run a property operations department, this is that seat. If you want steady part-time work with clear boundaries, that works too, and we will be straight with you about which track you are on. Before you apply We would rather you opt out now than three months in. This is not a desk job, and it is not a guest-facing hospitality role. Our Head of Guest Experience owns the guest relationship. You own the condition of the homes. This role runs on self-motivation. You report to the founder and you will have real support and feedback. What you will not have is someone standing over your shoulder. If work only gets done when someone reminds you, this is not the right fit. You need to be able to tell a vendor their work is not acceptable, directly and professionally, and follow up until it is. You will spend most of the day alone, in a car and in empty houses.
