About the Role E&E Capital Management is hiring an experienced Property Manager to lead daily operations at one of our apartment communities in Conyers, GA. This is a hands-on leadership role for someone who takes pride in a well-run property—strong curb appeal, a motivated on-site team, healthy occupancy, and residents who renew. You'll own the community's performance end to end, with real decision-making authority and corporate support behind you. You'll do well here if you: Have managed a multifamily community and know what "good" looks like Enjoy coaching leasing and maintenance staff, not just directing them Can hold the line on financials without losing sight of resident experience Move quickly, stay organized, and solve problems before they escalate What You'll Do Property Operations Direct day-to-day operations of the community Keep the property clean, safe, well-maintained, and running efficiently Coordinate leasing, maintenance, and administrative functions into one workflow Leasing & Occupancy Execute marketing and leasing strategies to drive and sustain occupancy Train and motivate leasing staff to meet and exceed goals Manage renewals and resident retention programs Screen and approve applicants in line with company criteria Resident Relations Set the tone for a positive, well-communicated community Respond to resident concerns promptly and professionally Drive satisfaction scores and long-term retention Financial Management Build and manage the property budget Monitor expenses and identify opportunities to improve NOI Oversee rent collection, delinquency, and collections follow-up Deliver accurate weekly and monthly performance reporting Team Leadership Supervise, coach, and develop on-site leasing and maintenance staff Conduct performance reviews and support career growth Build accountability and teamwork across the site team Vendor & Maintenance Oversight Coordinate repairs, preventive maintenance, and capital projects Manage vendor and contractor relationships, bids, and scopes of work Ensure make-readies are completed and units delivered on schedule Compliance & Risk Management Ensure compliance with Fair Housing and all applicable local, state, and federal regulations Maintain accurate records, files, and company documentation Champion workplace safety and risk management practices What We're Looking For Required 3+ years of multifamily property management experience Proven leadership and team development skills Experience with budgeting, rent collection, and financial reporting Proficiency with property management software (AppFolio, Yardi, RealPage, or similar) Strong customer service, communication, and conflict-resolution skills Excellent organization and time management in a fast-paced setting Valid driver's license High school diploma or equivalent Preferred Bachelor's degree CAM, ARM, or CPM designation Experience with affordable housing or tax credit programs Schedule & Work Environment Full-time, on-site position; Monday-Friday with occasional weekend coverage as community needs require Established community with active leasing and ongoing maintenance work Collaborative on-site team backed by corporate support Regular walking of the property, including stairs and outdoor grounds in varying weather; occasional lifting up to 25 lbs Compensation & Benefits $25.00 - $27.00 per hour, based on experience Performance bonus and profit-sharing opportunities Employee rent discount Health insurance Paid time off, paid holidays, and sick leave Ongoing professional development and training Why This Role Stands Out You'll have genuine autonomy over a community's performance, with stable ownership that invests in its properties and its people.
