A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

As a vertically integrated company we maintain in-house capacity across all multifamily facets, including in house acquisitions, full development & construction team, property management, compliance, and social services. PAM is now seeking to hire a Property Manager to add to our amazing team.
Duties and Responsibilities:
Address tenant concerns promptly and resolve issues effectively Oversee administrative and compliance duties; enforce lease terms and house rules Maintain property cleanliness and curb appeal Perform other duties as assigned Manage rent collection, monitor arrears, send notices, and follow up regularly Handle unit turnovers and coordinate move-out inspections with Maintenance Ensure high occupancy and manage the waiting list Coordinate with local, state, and federal officials during inspections and site visits Support daily operations and maintain schedule flow in line with company policies Report operational issues to supervisors as needed Communicate with Management and contractors on renovation and upgrades. Ensure timely completion of maintenance requests by the maintenance team
Qualifications:
Minimum of 2 years of experience as a Property Manager. 1 year of HUD experience is preferred. Highly organized, with the ability to manage multiple projects simultaneously. Experience in affordable housing, housing programs, and subsidies. Positive attitude with a strong focus on resident satisfaction. Excellent written and verbal communication skills. Familiarity with OneSite/RealPage. Ability to work independently and collaboratively within a team. Capability to establish and maintain a productive working atmosphere among team. Spanish speaking required
