A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Sunbelt Properties is looking for a property manager to work with a team that manages multifamily apartment units in Leesburg, GA. Springlake Apartments is a 89-unit multifamily apartment complex located at 100 Tallokas Ct, Leesburg, GA 31763. Our Property Managers work together, under the direction of the Regional Property Manager, for all phases of the operation of the community. The ideal candidate is organized, has exceptional customer service skills, and is comfortable with creating and reviewing financial reports.
In this role you will:
Within the limits of corporate policies, approved budgets, and owner's goals, you will accomplish with your team the following duties: Resident Relations
  • Responsible for building and maintaining a positive, professional relationship with the residents in all aspects of apartment living from move-in to move-out Physical Operations
  • Manage the day-to-day operations of the community maintaining the physical appearance and infrastructure in accordance with company standards, including coordinating make-ready and maintenance requests Financial Performance
  • Analyze and assist in the preparation of budgets, meeting or exceeding revenue and expense expectations Team Building
  • Hire, lead, direct, evaluate, and lead onsite team including leasing agents and maintenance staff while working closely with the regional manager and corporate team Meet and correspond with local, state, and federal representatives, residents, and vendors In this role you will need: Minimum 2 years of experience in property management for PM position Dedication to customer service Excellent communication, organizational, and time management skills Ability to use technology such as the internet, apps, computers and phones Experience marketing and leasing preferred Appfolio experience a plus Understanding of Fair Housing laws Renovation and value-add experience preferred Please submit your resume for consideration.
